We are seeking an experienced and motivated Regional Estate Surveyor (RES) to manage the day-to-day operations of our retail estate portfolio across the Midlands, Cheshire and Lancashire region. This role will require an engaged and organised approach to managing trading, non-trading, and sublet properties to ensure minimal operating costs, while aligning with the retail business needs to support group-wide profitability. The RES will work closely with cross-functional teams and report to the Head of Estates and the Commercial Retail Team to deliver effective service to key stakeholders.

Requirements

  • RICS qualified or validated relevant experience with a university degree - preferably relevant property based.
  • Experience and proficiency in landlord and tenant, property management and legal understanding of commercial issues.
  • Self-driven, motivated and goal-oriented with negotiations skills and the ability to multi task.
  • Excellent ability to establish and maintain effective relationships with key stakeholders including retail operations, finance and our landlords.

Responsibilities

  • Negotiation of all rent reviews within the allocated region, this will include submitting written representations to Arbitrator/Expert.
  • Negotiation of all lease renewals including agreeing basic requires lease terms and submission of expert witness reports when required.
  • Arranging disposals of surplus vacant and part vacant units and negotiating subtenant lease renewals and rent reviews.
  • Partnering with the development team to optimise licensing processes and contribute to estate expansion initiatives.
  • Negotiation of dilapidation/repair schedules and management of outsourced external advisors when appropriate.
  • Negotiation of surrenders, lease extensions and Deeds of Variation and review and challenge of service charge and insurance costs where higher than forecast.
  • Negotiating and agreeing licences, including licence for alterations and satellite dishes.
  • Ensuring compliance of lease covenants including all landlord and tenant issues and successfully resolving property related disputes.
