All In 1 Facilities Management is growing, and weโre looking for an experienced Business Development Manager โ Cleaning Services to help us secure new commercial cleaning contracts across the UK.
This is an opportunity for an ambitious B2B sales professional with strong knowledge of the contract cleaning or facilities management industry to take ownership of new business development and build a profitable portfolio of clients.
About the Role
Youโll be the cleaning-services specialist within our sales team, responsible for identifying opportunities, carrying out site surveys, developing cleaning specifications, preparing proposals, negotiating contracts and supporting new clients through mobilisation. Youโll target opportunities across sectors including:
- Commercial offices
- Property management & managing agents
- Housing associations & supported housing
- Retail & shopping centres
- Schools & colleges
- Healthcare
- Logistics & industrial sites
What Youโll Be Doing
- Generate and convert new commercial cleaning opportunities, from individual sites to multi-site national contracts.
- Build and manage your own sales pipeline through LinkedIn, networking, referrals, industry events and inbound enquiries.
- Conduct client meetings and detailed site surveys.
- Develop cleaning specifications, task frequencies and labour-hour requirements.
- Work alongside our Estimator to produce commercially accurate and competitive pricing.
- Understand and account for TUPE implications when pricing transferring contracts.
- Prepare tailored proposals, presentations and tender responses.
- Negotiate contract terms, service levels, KPIs and pricing mechanisms.
- Present solutions to Facilities Managers, Procurement Teams and Property Directors.
- Work closely with Operations to ensure smooth mobilisation and remain involved during the first 90 days of new contracts.
- Maintain accurate CRM records, forecasts and pipeline reporting.

What Weโre Looking For
You should have:
- Minimum 3 yearsโ B2B sales experience within contract cleaning or facilities management.
- A demonstrable track record of winning new cleaning contracts and achieving sales targets.
- Experience conducting site surveys and producing cleaning specifications, labour calculations and cost models.
- A working understanding of TUPE and its impact on contract pricing.
- Strong proposal and tender-writing skills.
- Confidence presenting and negotiating with senior decision-makers.
- Strong organisational, CRM and Microsoft Office skills.
- Ability and willingness to travel across the UK.
Desirable Experience
It would be an advantage if you also have:
- BICSc qualification or equivalent cleaning-industry training.
- Existing relationships with managing agents, housing associations or retail property owners.
- Experience with public-sector tenders and frameworks.
- Knowledge of cleaning technology such as robotics, electronic attendance monitoring or digital auditing tools.
- Full UK driving licence.
