Job Description
Due to continued growth across our Real Estate Digital services, Turner & Townsend has an exciting opportunity for a Senior Consultant or Principal Consultant specialising in 4D planning, construction sequencing and digital simulation to join our team.
The successful candidate will provide specialist 4D consultancy services across a range of sectors, clients and complex capital projects. The role will focus on linking construction programmes with BIM and 3D models to improve sequencing, buildability, logistics planning, programme confidence and stakeholder understanding.

The Opportunity
The individual will work alongside a highly skilled, multidisciplinary team delivering digital services at project, programme and portfolio level.
Working across multiple sectors, the successful candidate will lead or support the development of 4D simulations for buildings, estates, infrastructure and urban environments. This will include construction sequencing, logistics planning, buildability reviews, programme validation and the visual communication of delivery strategies.
The role will operate across both design and construction stages, working closely with clients, designers, planners, contractors, project managers and information managers. It also offers the opportunity to contribute to the continued development of our 4D capability, supporting service growth, technical standards and client engagement.
Key Responsibilities
To fulfil the duties of a Senior Consultant or Principal Consultant specialising in 4D planning and simulation, the candidate will be able to:
- 4D Planning and Simulation: Develop and maintain 4D construction simulations, primarily using Bentley SYNCHRO, linking BIM and 3D models with project programmes to communicate sequencing, phasing, logistics and construction methodology.
- Programme Integration: Review and interpret schedules, work breakdown structures and programme logic, working with planners to integrate information from Primavera P6 and other recognised planning tools.
- BIM Requirements: Define the model and information requirements needed to enable 4D delivery, including input to Exchange Information Requirements, review of the BIM Execution Plans and information delivery documentation.
- Model Readiness and Assurance: Assess whether BIM models are appropriately structured, developed and coded for 4D use, identifying gaps in geometry, object breakdown, classification, location or data that could affect simulation.
- Logistics and Visualisation: Produce clear visual outputs for buildings, sites and urban environments, covering access, temporary works, storage, lifting, site establishment and changing construction conditions.
- Stakeholder and Business Support: Facilitate workshops, communicate technical findings, prepare reports and proposals, contribute to bids, and support the development of consistent 4D methodologies and quality processes.

Experience & Technical Skills
Professional Experience: Demonstrable experience in 4D planning, digital construction, construction planning, BIM or a related discipline, with experience appropriate to Senior Consultant or Principal Consultant level.
SYNCHRO 4D: Strong practical experience using Bentley SYNCHRO to develop, maintain and present model-based construction simulations is essential.
Planning and Scheduling: Strong understanding of construction programmes, sequencing, phasing, dependencies, milestones and work breakdown structures. Experience integrating Primavera P6 schedules is highly desirable; direct P6 planning experience would be advantageous.
BIM and 3D Integration: Strong experience linking BIM and 3D models with construction schedules, including the ability to federate, interrogate and prepare models for 4D use.
Information Requirements: Experience identifying and defining the BIM and information requirements needed for 4D, including model breakdown, geometry, information, classification, coding, locations and exchange formats.
Standards and Documentation: Working knowledge of BS EN ISO 19650, Exchange Information Requirements and Level of Information Need principles, with the ability to contribute appropriate 4D requirements to project information management documentation.
Construction Knowledge: Good understanding of construction methods, site logistics, temporary works, trade interfaces, access planning, modern methods of construction and buildability across design and construction stages.
Supporting Software: Experience with Navisworks and recognised planning platforms such as Primavera P6, Asta Powerproject or Microsoft Project. Exposure to visualisation and geospatial technologies such as Enscape and Esri would be advantageous.
Development and Integration: Experience with Unity, programming, scripting or API-based integrations would be advantageous. Exposure to Autodesk Platform Services APIs, particularly for accessing Autodesk Construction Cloud data, automating workflows or developing connected digital solutions, would also be beneficial.

Consultancy and Communication: Ability to understand client requirements, provide practical recommendations, prepare reports and proposals, and present complex sequencing information clearly to technical and non-technical stakeholders.
Principal Consultant Expectations: Candidates applying at Principal Consultant level should demonstrate technical leadership, client management, team development and contribution to business growth.

- Leadership and Influence: Proven capability to lead workstreams, maintain quality standards and influence multidisciplinary project teams.

- Visual Communication: Ability to convert complex model and programme information into clear and engaging visual narratives.
- Autonomy and Drive: Ability to work independently, manage competing priorities and maintain motivation to meet project deadlines.
- Team Collaboration: Ability to work effectively within diverse, multidisciplinary and geographically distributed teams.
Qualifications
Preferably educated to degree level or with sufficient demonstrable workplace experience to satisfy the requirements of the role.
A qualification in construction management, planning, engineering, architecture, BIM, digital construction or a related discipline would be advantageous.
