We are recruiting for an Accommodation Maintenance Operative to join our Housing Team. The role involves carrying out practical room turnaround, refurbishment and minor repair work at Hillbrook House, ensuring vacant rooms are made safe, clean, presentable and ready for reoccupation in a timely and efficient manner.
We are looking for someone who can help reduce room downtime, improve accommodation standards and support occupancy by ensuring rooms meet YMCA East Surrey’s agreed standard before handover.
The successful candidate must have relevant trade, property maintenance, decorating or refurbishment training, or equivalent experience.
For this role, we also welcome applications from self-employed candidates for consideration.
Key Responsibilities
- Ensure rooms meet YMCA East Surrey’s agreed standard before handover to the Housing Team.
- Work safely and always follow YMCA East Surrey health and safety requirements.
- Complete agreed works within target turnaround timescales and report progress or delays promptly.
- Painting walls, ceilings, woodwork and doors as required.
- Reinstate rooms following resident departure so they are presentable for the next resident.
- Undertake minor carpentry repairs and general practical maintenance tasks within own competence.
- Minor plumbing repairs including removal of tap and shower fittings for descaling along with any minor plumbing repairs tasks within own competence.
- Work closely with the Housing Operations Manager and Housing Team to understand vacancy priorities and agree room turnaround requirements.
- Provide clear updates on progress, expected completion dates and any issues affecting handover.
- Identify and report significant defects or concerns that require specialist intervention.
- Report risks, hazards, damage or safeguarding concerns promptly through the appropriate route.
- Maintain appropriate standards of confidentiality, professionalism and respect when working in supported housing accommodation.

Working Hours
21 hours per week.
Working Pattern
Monday, Tuesday and Wednesday, either 8:00 am–4:00 pm or 9:00 am–5:00 pm, including a 1-hour unpaid lunch break.
PAY
£18,777 per annum (pro-rata) (FTE £31,296 per annum)
