What You’ll Be Doing:
Property Strategy and Estate Management
- Develop and implement the organisation's property portfolio strategy in line with our Trading & Operations strategy.
- Oversee TAAS's property portfolio, including acquisitions, lease renewals, dilapidations, rent reviews, and closures.
- Lead store openings and refurbishments, in collaboration with internal stakeholders/teams.
Property Acquisition and Development
- Lead property acquisition projects from initial appraisal through to completion.
- Conduct market research, site searches, feasibility studies, and due diligence activities.
- Negotiate property acquisitions, leases, licences, and related agreements.
- Coordinate professional advisors including surveyors, solicitors, and consultants.
- Manage planning applications and development programmes where required.

Financial Management
- Manage departmental budgets, ensure value for money, and contribute to strategic financial planning.
- Develop business cases and investment appraisals for property acquisitions and projects.
- Monitor property-related costs and identify savings opportunities.
Compliance and Risk Management
- Ensure compliance with all property legislation and regulatory requirements.
- Oversee health and safety obligations across the portfolio.
Stakeholder Management
- Build strong relationships with internal departments, trustees, landlords and local authorities.
- Provide expert property advice to senior leadership and board members.
- Represent the organisation in property negotiations and external meetings.
Leadership and Team Management
- Lead and develop the property team and external contractors.
- Set objectives, monitor performance, and support professional development.
What We’re Looking For:
Essential
- Demonstrable evidence of behaviour in line with the core values of TAAS throughout career to date.
- Collaborative approach to achieving departmental and wider organisational objectives.
- Passion for the work that TAAS does.
- A flexible approach to allow adaptability to the changing needs of the organisation.
- Property acquisition, development or estate management experience
- Capital project delivery experience
- Strong negotiation and stakeholder management skills
Desirable Qualifications
- Degree in Property, Real Estate, Surveying or related discipline
- MRICS
