About The Role

Job Purpose

The Acquisitions Manager will build and own BrewDog's physical asset sourcing pipeline across the UK, identifying high-quality locations that can materially strengthen the profitability and long-term value of the managed retail estate. This is an externally focused role, using strong relationships with agents, landlords, developers, investors and property owners to bring BrewDog early sight of compelling on-market, pre-market and off-market opportunities. The role will support BrewDog's ambition to develop a managed estate of approximately 20-25 high-quality locations and to build towards a managed Retail estate capable of delivering £15m EBITDA within 5 years. New managed opportunities should have a credible route to a minimum of £250k site EBITDA at maturity, with this treated as an investment floor rather than the target return. The Acquisitions Manager is accountable for finding and qualifying the right physical assets. Legal retains ownership of legal manners, documentation, contractual negotiations and transaction governance. The Franchise Manager retains ownership of franchise partner relationships, with this role supporting where physical site opportunities can unlock franchise growth.

Key Result Area / Principal Duties & Responsibilities

Asset Pipeline & Market Mapping

  • Build and maintain a live, prioritised pipeline of physical site opportunities across agreed markets.
  • Translate the Retail strategy into clear acquisition criteria covering market, location, catchment, size, format, trading potential and commercial fit.
  • Maintain sufficient pipeline depth to create genuine choice, with clear reporting on stage, priority, timing, strategic fit and potential commercial contribution.
  • Develop a forward-looking view of target cities, trading circuits, whitespace, relocations and emerging opportunities.

Asset Sourcing & External Network

  • Proactively identify suitable assets rather than relying predominantly on inbound opportunities.
  • Build and maintain strong relationships with national and regional agents, landlords, developers, investors and property owners.
  • Use the external network to gain early access to off-market, pre-market and redevelopment opportunities.
  • Spend meaningful time in-market, building first-hand knowledge of locations, trading circuits and local dynamics.

Commercial Qualification

  • Assess sites against agreed criteria including location, catchment, frontage, size, layout, accessibility, trading occasions, competitive set and strategic fit.
  • Work with Retail and Finance to understand indicative sales and EBITDA potential, investment requirements and portfolio contribution.
  • Apply a minimum £250k mature site EBITDA hurdle to new managed opportunities, while prioritising assets capable of materially stronger returns.
  • Filter weak opportunities quickly and bring forward clear recommendations on the strongest assets for formal internal assessment.

Estate Value Creation

  • Prioritise assets that materially improve the quality and profitability of the managed estate, rather than pursuing unit count for its own sake.
  • Support the ambition to build towards £15m managed Retail EBITDA within five years through disciplined asset selection.
  • Identify opportunities to replace structurally weaker assets with stronger long-term locations where appropriate.
  • Use competitor activity, market movements and property intelligence to identify opportunities BrewDog may otherwise miss.

  • Bring Legal into credible opportunities at the appropriate stage, providing clear commercial context, site information and internal priority.
  • Support Legal team with relevant property and market information while preserving Legal ownership of documentation, contractual negotiations and transaction governance.
  • Work with the Franchise Manager where physical asset opportunities may support franchise development, while preserving Franchise ownership of partner relationships.

Performance & Reporting

  • Maintain accurate and current pipeline reporting with clear next actions and ownership.
  • Track the potential EBITDA contribution represented by the qualified pipeline, not simply the number of sites identified.
  • Measure proactive and off-market sourcing, priority-market coverage, progression to investment consideration and eventual performance of sourced assets.

Key Relationships - Internal & External

  • Internal: Director of Retail, Legal, Franchise Manager, Finance, Property, Operations, Brand and senior leadership.
  • External: National and regional property agents, landlords, developers, investors, property owners and leisure specialists.

Health & Safety

  • Ensure that Health and Safety guidelines and fire regulations are strictly adhered to at all times.
  • Comply with safe working practices as defined by BrewDog and complete required training.
  • Take reasonable care for your own health and safety and that of others, reporting accidents, incidents or near misses promptly.

General

  • Be aware of and adhere to BrewDog policies and the Workplace Code at all times.
  • Cooperate with other BrewDog departments to achieve a great experience for customers, applicants, colleagues and partners.
  • Take responsibility for own personal development and undertake other reasonable duties within the scope of the role.
  • Apply the BrewDog charter and behaviours and protect BrewDog's interests and reputation internally and externally.

About You

Qualifications & Specific Training

Essential

  • Full UK driving licence.
  • Relevant commercial property, investment or development training would be beneficial.

Desirable

  • Degree or equivalent experience in Real Estate, Property, Surveying, Business or a related discipline.
  • MRICS or working towards RICS accreditation would be advantageous.

Experience

  • Relevant experience in hospitality, leisure, retail or F&B property acquisitions, agency, development or asset sourcing.
  • Proven experience of identifying and sourcing physical sites across multiple markets.
  • An established and active network across agents, landlords, developers, investors and property owners.
  • Evidence of proactively sourcing off-market, pre-market or early-stage opportunities.
  • Experience assessing locations, catchments, trading circuits and competitive environments.
  • Experience working with commercial stakeholders to assess site-level sales, EBITDA potential and investment viability.
  • Experience managing a live acquisition or development pipeline and priorising opportunities by quality and commercial potential.
  • Experience working across multiple locations and travelling regularly as part of the role.

Knowledge

  • Strong understanding of the UK commercial property market, particularly hospitality, leisure, retail or consumer-facing locations.
  • Good understanding of property agents, landlords, developers and the channels through which new opportunities are sourced.
  • Strong understanding of catchments, trading circuits, food all, accessibility, competition and the characteristics that make a successful hospitality location.
  • Commercial understanding of site-level P&Ls, including sales, EBITDA, rent affordability, capex and return on investment.
  • Understanding of leasehold and freehold property opportunities and the key commercial considerations involved in each.
  • Awareness of planning, licensing and property constraints that may affect the viability of a potential location.
  • Understanding of how property strategy can strengthen an estate through new openings, relocations and replacement of weaker assets.
  • Awareness of competitor expansion, market movements and emerging hospitality locations.

Additional Requirements

  • Regular UK travel will be required, with occasional travel across franchise markets as the pipeline develops.
  • The role will require significant time in-market visiting target locations and potential sites.
  • Flexibility to attend agent meetings, property viewings, industry events and market visits as required.
  • The successful candidate will be expected to maintain an active external presence across the hospitality and leisure property market.
