Job Summary

The Analyst – Commercial Finance (Development & Construction) supports the financial management and reporting of CWG's development and construction portfolio. Working closely with the Senior Finance Business Partner and Senior Manager the role is responsible for maintaining and improving forecast models, managing large volumes of financial data, supporting reporting processes and ensuring the accuracy, consistency and integrity of financial information used in decision-making.

A key focus of the role is developing robust, efficient and well-controlled forecasting and reporting processes. The successful candidate will have strong Excel and data management skills, with the ability to organise, analyse and reconcile complex datasets, identify trends and discrepancies, and ensure information flows smoothly between development models, finance systems and reporting outputs.

The role provides exposure to stages of the development lifecycle and supports forecasting, business planning, cashflow reporting, valuations, funding activities and Board reporting across the portfolio. The successful candidate will develop a strong understanding of development appraisals, project cashflows, funding structures and property valuations while contributing to continuous improvement, automation and standardisation across finance processes and systems.

This role is designed to provide a clear development pathway towards Finance Business Partner and Senior Finance Business Partner positions.

4 days office / 1 WFH

Main Responsibilities

Forecasting & Financial Reporting

  • Support the preparation and maintenance of project forecasts, including budgets, actual costs and forecast costs to complete.
  • Update and reconcile quarterly development cashflows and assist with quarterly reforecasting and annual business planning processes.
  • Perform variance analysis against budgets and prior forecasts, highlighting key movements and risks.
  • Assisting in the preparation of Development and Construction slides in the Board Pack.

Valuations, Funding & Liquidity

  • Support the preparation of valuation inputs, including capital expenditure to date and forecast costs to complete.
  • Assist with lender reporting, debt drawdown requests and funding reconciliations.
  • Support liquidity forecasting by maintaining accurate project cashflow information and ensuring data is correctly reported in Anaplan.
  • Prepare analysis relating to debt, equity funding requirements and project returns.

Governance & Controls

  • Maintain reconciliations between development models, project forecasts and accounting records.
  • Support reviews of development expenditure approvals and budget revisions.
  • Assist in ensuring financial data is accurate, complete and consistent across all systems and reports.
  • Identify discrepancies and escalate issues to the Senior Manager where appropriate.

Systems & Process Improvement

  • Support the maintenance and development of Anaplan, Yardi and other financial reporting tools.
  • Assist with data uploads, downloads, reconciliations and reporting processes.
  • Contribute to process improvement initiatives that increase efficiency, consistency and automation (e.g. automating forecasting in Anaplan, DEX process and drawdown process automation in Yardi).
  • Develop reporting dashboards and analysis tools where appropriate.

Business Partnering & Stakeholder Support

  • Build effective working relationships with Development Managers, Construction Managers, Financial Accounts, Treasury, FP&A and Development Finance teams.

  • Support the preparation of information for Boards, Shareholders, JV partners and lenders.

  • Respond to stakeholder requests for financial information and analysis.

  • Assist the Senior Manager and wider Commercial Finance team with ad-hoc commercial analysis and decision support

PERSON SPECIFICATION

  • Strong numerical, logical and analytical reasoning skills.
  • Strong Excel skills and an exposure to P&L, Cashflow and Balance Sheet forecasts.
  • Understanding of accounting principles.
  • Problem solving mindset with the ability to diagnose issues that are not immediately obvious.
  • Process improvement experience / continuous improvement frame of mind.
  • Ability to build positive, collaborative relationships with colleagues and stakeholders.
  • Strong attention to detail.
  • Advantageous to have experience building financial models.
  • Advantageous to have experience of Anaplan, Yardi or similar finance systems.
  • Committed to continuous improvement and innovation.
