This Opportunity

Heitman is seeking a highly analytical and motivated Portfolio Analyst to support the management of European real estate investment portfolios. Working closely with Portfolio Managers, Asset Managers, Finance, Acquisitions teams and Investor Relations professionals, the successful candidate will play a key role in portfolio analysis, fund modelling, performance monitoring, strategic asset allocation and investor reporting.

Responsibilities

  • Support the Portfolio Manager in the day-to-day management of the Portfolio and execution of the investment strategy.
  • Undertake fund-level analysis including portfolio construction, liquidity management, capital allocation, performance measurement and risk assessment.
  • Monitor portfolio performance against business plans, budgets, underwriting assumptions and strategic objectives.
  • Assist in the evaluation and implementation of portfolio management initiatives that drive value creation and enhance investment performance.
  • Evaluate investment opportunities by analysing underwriting, assumptions, risk-adjusted returns, portfolio fit, strategic alignment and Portfolio-level implications.
  • Support investment recommendations and preparation of materials for Investment Committee approvals.
  • Conduct scenario modelling, sensitivity analysis and portfolio impact assessments.
  • Coordinate with Investment and Asset Management teams across Europe to assess acquisition, financing and disposition opportunities.
  • Review asset-level business plans and operating performance to ensure alignment with fund objectives.
  • Support fundraising and investor relations activities, including coordination of due diligence requests and preparation of fundraising materials.
  • Coordinate the preparation and review of quarterly and annual investor reporting, investor presentations and market updates.
  • Support Investment Committee, Advisory Committee and other internal governance processes.
  • Act as a key link between Portfolio Management, Investment, Asset Management, Finance, Capital Markets and Investor Relations teams.

Qualifications

  • Bachelor's or Master's degree in Finance, Economics, Real Estate, Mathematics, Engineering or another highly analytical discipline.
  • 2-3 years of relevant professional experience within real estate private equity, investment management, real estate funds, investment banking, corporate finance or a related investment environment.
  • Strong understanding of real estate investment fundamentals, portfolio management and institutional fund structures.
  • Advanced financial modelling and analytical skills with a strong understanding of underwriting, valuation methodologies and investment returns.
  • Demonstrated ability to challenge assumptions, interrogate financial analyses and develop independent investment views.
  • Strong commercial judgement and understanding of risk and return dynamics.
  • Excellent Excel, PowerPoint and presentation skills.
  • Exceptional written and verbal communication skills.
  • High attention to detail and commitment to accuracy.
  • Proactive, self-motivated and capable of working independently while collaborating effectively across teams and geographies.
