Position Statement

The Analyst is a key member of Hilton’s EMEA Real Estate & Asset Management (REAM) team responsible for all hotel real estate activities of Hilton. The role supports strategic planning, capital investment reporting, asset management initiatives, and underwriting for hotel real estate transactions. It also involves evaluating asset enhancement opportunities, maximising long-term portfolio value, and provides insight for investment and operational decision-making.

What will I be doing?

As the REAM Analyst, you will support hotel real estate activity across the region, with a focus on long-term asset enhancement, capital investment programmes, return on investment (ROI) analysis, and underwriting for transactions.

Based at Hilton’s EMEA Headquarters in Watford, Hertfordshire, the role involves regular collaboration with regional and corporate stakeholders across Hilton’s internal teams, depending on portfolio, project, and transaction requirements.

Working within a high-performing team, the Analyst will bring strong attention to detail, sound analytical judgement, and the ability to manage multiple workstreams in a fast-paced environment. The role requires the ability to test assumptions, prepare robust financial analysis, contribute to clear written recommendations, and support decision-making for senior stakeholders.

The Analyst will work closely with Asset Managers and internal stakeholders such as Operations, Architecture & Design, Accounting/Finance, Tax, Feasibility, and Legal. The role also supports discussions with landlords and other external parties in connection with rent reviews, lease negotiations, and transaction activity.

The role requires, and will further develop, knowledge of hospitality finance, hotel performance metrics, capital investment planning, real estate underwriting, lease structures, and asset management principles. The Analyst will apply this knowledge to portfolio reporting, ROI analysis, Investment Committee materials, and strategic assessments of hotel performance.

The Analyst will support team priorities by preparing analysis, contributing to recurring reporting processes, coordinating stakeholder input, and identifying opportunities to improve asset performance and investment outcomes across the portfolio.

Success in this role requires strong analytical capability, advanced Excel and financial modelling skills, clear communication, effective stakeholder coordination, and a genuine interest in hospitality, real estate, asset management, and finance.

RESPONSIBILITIES

Key Responsibilities

Analytical Activities

  • Analyse and underwrite ROI capex projects by testing assumptions, building and updating return on investment models, and preparing supporting memos where required.
  • Provide analytical support for real estate deals, including scenario modelling, performance projections, and investment return analysis.
  • Support Asset Managers with rent reviews, lease negotiations, and related deal/transaction activity.

Reporting Activities – Hotel Capex Programme

  • Support capex reporting, monitoring, and presenting for approval to senior leadership.
  • Coordinate the monthly Project Expenditure Report (PER) process, incorporating input from Operations, Architecture & Design, Accounting/Finance, and other internal teams.
  • Track forecast accuracy and highlight major project variances and deviations as part of REAM’s capex oversight role. Present findings to leadership teams.

Portfolio Performance Activities

  • Prepare monthly portfolio performance updates, including property-level snapshots, benchmark comparisons, KPI metrics, and actionable insights for Asset Managers.
  • Support operational asset management initiatives that monitor, assess, and improve EBITDA performance across the portfolio.

Other Tasks

  • Support the drafting of Investment Committee memos for major projects.
  • Assist with strategic annual Capex planning, including consolidating and analysing hotel capital expenditure requests, supporting budget reviews with Operations, and preparing materials for Executive Committee review.
  • Liaise with internal stakeholders on corporate finance, underwriting, investment analysis, legal, tax, and operational matters.
  • Contribute to continuous improvement of reporting, modelling, and portfolio analysis processes.

The role has no direct reports.

Internal & External Client Relationship Development & Management

The Analyst will build effective working relationships with REAM Asset Managers and internal client groups, including Operations, Architecture & Design, Accounting/Finance, Tax, Feasibility, and Legal. The role requires clear communication, reliable follow-through, and the ability to gather, challenge, and synthesise stakeholder input to support portfolio, capex, and transaction decisions.

Supporting Activities

In addition to core responsibilities, the Analyst may support broader REAM priorities and ad hoc analysis relating to capital investment, asset management, and real estate transaction activity.

Organisational Relationships

The Analyst reports to the Sr. Manager, Real Estate & Asset Management and sits within the EMEA REAM team, supporting Asset Managers and senior stakeholders on portfolio performance, capex reporting, investment analysis, and transaction-related activity.

QUALIFICATIONS

Specific Job Knowledge, Skills and Abilities

The role requires the following job-specific knowledge, skills, abilities, and behaviours:

  • Strong analytical, financial, communication, and coordination skills.
  • Advanced data analysis, financial modelling, and interpretation skills, including strong Microsoft Excel capability.
  • Knowledge of hospitality finance and the ability to analyse hotel operating metrics and reports, including P&L statements and STR data.
  • Ability to test assumptions, challenge inputs, and prepare clear analysis and written materials to support decision-making.
  • Self-motivated, curious, and able to perform effectively in a dynamic team environment.

Required Qualifications

  • Bachelor’s or Master’s degree from a hotel administration or business school; coursework in finance, economics, or related fields is essential.
  • Fluency in English, including speaking, reading, and writing.
  • Strong interest in hospitality, real estate, asset management, finance, or a related discipline.

Preferred Qualifications

  • Internship or early-career experience in hospitality, real estate, asset management, finance, or a related field.
  • Additional European language capability.
  • Ability to interpret hotel performance information and translate findings into practical recommendations.
