Role Overview
Thirteen Group is on the lookout for an Asset Appraisal Lead to lead our day-to-day property appraisal work and help us make clear decisions about the future of our homes.
- You’ll bring together property, financial, customer and performance information to assess options such as investment, disposal or demolition, and turn this into clear recommendations and decision making.
- This is a practical role where you’ll work on individual properties as well as larger groups or schemes. You’ll also support areas such as property buy backs and disinvestment activity, working closely with teams across asset strategy, investment, development, housing, finance, and other parts of the business.
- It’s a great opportunity to play an important role in shaping the future direction of our housing portfolio, with your work directly helping to inform our future investment plans.
- This is a roam role, so you’ll work across properties within our operating area, from home, and from our fantastic office at Hudson Quay in Middlesbrough. We’ll need you to be flexible around business and team needs, so you may need to come into the office more frequently where required.

Key Responsibilities
- Lead day to day property and portfolio appraisals, considering the financial, property and customer information available.
- Bring together different options for assets, including investment, disposal, demolition and other potential solutions.
- Produce clear appraisal reports setting out the evidence, options, risks, costs and recommended way forward.
- Use existing asset data to identify properties, schemes or groups of homes that may need further appraisal.
- Lead and support property acquisitions.
About You
- Experience of property, asset management or investment appraisals within housing or a similar environment.
- Strong analytical skills and confidence using property, financial and performance data.
- Able to take complex information and turn it into clear, practical recommendations and reports.
- Well organised, able to manage several appraisals at once and comfortable taking ownership of work through to recommendation.
- Good judgement and able to balance customer needs with the financial and long-term sustainability of our homes.
- IT confident, with the ability to work across housing, asset management and data systems such as Power BI.
