Asset Manager – Build to Rent (Operational BTR)

UK-Wide Residential Portfolio | Growing Investment Business | Asset & Investment Management

An exciting opportunity has arisen for an Asset Manager to join a fast-growing, well-capitalised UK Build to Rent (BTR) investment, development and operating business in London.

The business is experiencing a significant period of growth, actively acquiring new assets and expanding its UK-wide residential portfolio and Assets Under Management (AUM). With further assets scheduled to onboard in Q1 2027, this is an excellent opportunity to join an ambitious business at a pivotal stage of its expansion.

Working closely with the Investment team, the successful candidate will play an integral role in driving asset performance, maximising portfolio value and supporting the continued growth of the business.

The position will be approximately 80% Asset Management and 20% Investment Management / Investor Relations, offering exposure to both the operational and investment sides of a growing institutional real estate firm.

The Role

Asset Management (80%)

  • Drive the performance of a growing UK-wide BTR portfolio, focusing on rental growth, occupancy, NOI and overall asset value.
  • Implement asset-level business plans and identify opportunities to enhance financial and operational performance.
  • Work closely with property management and operational teams to optimise leasing, pricing, tenant retention and operating efficiencies.
  • Monitor asset performance against budgets, business plans and key financial KPIs.
  • Lead annual budgeting, forecasting and performance reviews.
  • Support the onboarding and integration of newly acquired assets into the existing portfolio.
  • Identify value-add opportunities and contribute to longer-term asset management strategies.
  • Support ESG initiatives, valuations and wider portfolio reporting.

Investment Management & Investor Relations (20%)

  • Work closely with the Investment Team to support new acquisitions, asset onboarding and portfolio expansion.
  • Assist with investment analysis, financial modelling and asset-level underwriting.
  • Prepare investor reporting packs, performance commentary and portfolio updates for institutional investment partners.
  • Support investment business plans and provide asset-level insights to inform acquisition and investment decisions.
  • Liaise with investors, lenders and other key stakeholders, providing clear reporting on portfolio performance.
  • Gain exposure to the wider investment lifecycle, from acquisition through to stabilisation and ongoing asset management.

About You

  • Minimum 2 years' experience within real estate asset management, investment management or a related discipline.
  • Strong understanding of real estate financial fundamentals, including NOI, IRR, valuations and asset-level performance.
  • Excellent analytical skills, with advanced Excel proficiency and the ability to interpret financial and operational data.
  • Experience preparing budgets, forecasts, financial analysis and management or investor reporting.
  • Commercially minded, proactive and confident working across multiple assets and stakeholders.
  • Strong communication skills and the ability to collaborate closely with Investment, Finance and Operations teams.
  • Experience within BTR, residential or operational real estate would be highly advantageous.
  • Exposure to investment underwriting or financial modelling would be beneficial but is not essential.
