ASSET MANAGER - COMMERCIAL PROPERTY
CHICHESTER - 4 DAYS OFFICE / 1 DAY HOME - CONTRACT UNTIL FEBRUARY 2027 - PRIVATELY OWNED DEVELOPER AND INVESTOR WITH AN ACTIVE PORTFOLIO
£60,000 - £80,000 + 10% discretionary bonus

Hop To Talent are hiring an Asset Manager for a privately owned commercial developer and investor operating across the South of England. It's a maternity cover running to February 2027, covering an active portfolio of industrial and logistics, office and urban mixed use assets. The role is hands on and the autonomy is real - you own your assets end to end, from business plans and appraisals through to lettings, landlord and tenant matters and refurbishment works, and you can be as involved in a project as you want to be.

- Commercial asset management experience across industrial, logistics or offices, ideally client side
- Strong appraisal and analytical skills - you can build the business plan, not just report on it
- Proactive, calm under pressure and comfortable owning decisions on your own assets
THE ROLE
- Take ownership of a portfolio of commercial assets and build a detailed understanding of the properties and the occupiers
- Produce annual asset business plans, make capex recommendations and forecast leasing events
- Appraise asset management initiatives and leasing deals in Argus Enterprise to support your recommendations
- Lead the marketing and letting of vacant space
- Manage landlord and tenant matters including regears, variations, assignments, renewals, expiries, dilapidations and rent reviews
- Appoint and oversee external surveyors, agents, consultants and managing agents
- Oversee planning applications and run refurbishment projects through to completion
- Agree service charge budgets, complete reconciliations and hold quarterly management meetings
- Manage rent collection, insurance claims, utilities contracts and rates mitigation on vacant space
- Support the team with biannual valuations
- Prepare the asset management board pack and present updates to the board and JV partners
- Own health and safety compliance across your properties and make ESG recommendations, including the EPC tracker

YOUR PROFILE
- MRICS qualified with a minimum of 2 years PQE
- Effective communicator - written and verbal
- Good working knowledge of Argus Enterprise
- Commercial asset management experience
- Full UK driving licence and use of a car - the portfolio is spread across the South of England and you'll be out on site regularly
SALARY & BENEFITS
- £60,000 - £80,000
- 10% discretionary bonus
- Contract to February 2027
- Chichester based, 4 days in the office and 1 from home
