Role Overview
This role is responsible for overseeing various aspects related to lease management, marketing, refurbishment, dilapidations, inspections, and financial management within the real estate portfolio. The role involves collaborating with different teams, managing external agents, and ensuring compliance with lease obligations.
Key Responsibilities
Lease Events Management:
- Undertake rent reviews, lease renewals, break options, and lease re-gears.
- Coordinate with third-party agents when necessary, agreeing on fees and managing the process.
- Ensure proper documentation recorded by solicitors and update the property management database.
Maintenance of Property Database:
- Liaise with the Property Management Accountant to maintain the "Yardi" Property Management Database.
- Establish and update property and tenant records.

Marketing and Letting:
- Appoint and manage letting and sale agents for vacant properties/identified disposals, including marketing plans and budget agreements.
- Oversee letting/sales deals from agent proposals to legal completion.
Sales and Acquisitions:
- Undertake inspections and legal/technical due diligence of assets to be acquired to include instructing of and management of legal advisors.
Refurbishment Schemes:
- Prepare recommendations and cost reports for asset refurbishment.
- Implement and manage refurbishment schemes by appointing and overseeing a design team.
- Review and manage the formal appointment of contractors and consultants.
Dilapidations:
- Ensure timely instruction of dilapidations according to lease terms.
- Manage the ongoing process to maximize the company's position.

Requirements
Skills, experience and qualifications
- Proven experience in asset management or a related real estate role.
- Strong negotiation and communication skills.
- Familiarity with property management databases and financial systems.
- Knowledge of lease terms, property laws, and regulations.
- Project management skills for overseeing refurbishment projects.
- Ability to analyse financial data and prepare cost reports.
- Understanding of marketing strategies for property leasing.
- Excellent organisational and multitasking abilities.
