Following the integration of Industrials REIT and St Modwen Logistics in June 2024, Indurent is one of the UK’s largest owners of industrial and logistics property, with over 25m sq ft of warehouse space and more than 2,000 customers. We have big ambitions and aspirations, and with the backing of our owner, Blackstone, we expect to double the size of the business over the next 3-5 years.
The Role
The successful candidate will have responsibility for the day-to-day management of a portfolio of Multi Let Industrial assets within the region. Acting as the primary point of contact for customers and key stakeholders, they will oversee property management, lease administration and operational matters across the portfolio, while also supporting asset management initiatives that enhance income, occupancy and asset performance.
Responsibilities
- Take ownership of the day-to-day management of a portfolio of multi-let industrial estates, ensuring a high standard of customer service and estate presentation.
- Build and maintain strong relationships with customers, proactively managing enquiries, operational issues and property-related requests.
- Review and interpret lease documentation, providing guidance on lease obligations and ensuring compliance with lease terms.
- Manage customer applications and approvals, including licences to alter, assign, sublet and other landlord consents.
- Lease events including lease renewals, rent reviews, re-gears, surrenders and dilapidations, working alongside internal and external advisers.
- Review, manage and monitor service charge budgets and expenditure, ensuring costs are recovered appropriately and services are delivered in accordance with lease provisions.
- Work closely with facilities managers, contractors and consultants to oversee repairs, maintenance, compliance requirements and minor works projects across the portfolio.
- Undertake regular property inspections and identify opportunities to improve estate presentation, customer experience and operational efficiency.
- Liaise with accounts and credit control teams to support rent collection and arrears management.
- Maintain accurate lease, property and compliance records and ensure data is kept up to date within internal systems.
- Support the implementation of asset management initiatives, lettings and leasing activity, helping to maximise occupancy and protect income across the portfolio.
- Assist with the preparation of annual budgets, business plans and property performance reporting where required.

Role within the Team
You will form part of our in-house Asset Management Team and will work closely with several other roles in the business:

- Collaborate with our sales and marketing team to implement bespoke marketing strategies for specific spaces
- Work alongside our team of Customer Engagement Managers (CEMs) to assign and conclude transactions
- Liaise with our in-house accounts and credit control team to ensure effective income management
- Work closely with our Property Management partners to ensure effective day to day management of our assets; including handling of customer queries, service charge expenditure, budget approval and site presentation
- Work with other external partners including Letting Agents, LL&T Surveyors, Solicitors, Regional Facilities Managers and Building Surveyors
Skills and Experience
- MRICS qualified 1+ years PQE
- Experienced in all areas of strategic asset management – ideally within the industrial or logistics sector
- Experience of commercial property management
- Good geographical knowledge of Scotland & surrounding regions
- Proficient with all main applications in the MS Office environment. Experience in using CRM systems would be beneficial
- A UK Driver’s License is essential
