Asset Manager

Cambridge | Institutional Property Investment

An excellent opportunity for an experienced Asset Manager to take a central role in the strategic management of a substantial institutional property investment portfolio.

This is a particularly interesting opportunity for someone looking to take greater ownership of asset strategy, value creation and client relationships, with a significant focus on a major science and technology-led property destination in Cambridge.

The opportunity

You will work closely with a sophisticated institutional investment client, taking responsibility for developing and delivering asset management strategies across a diverse property portfolio.

A key part of the role will be the active management of a major science and technology-focused property asset in Cambridge, working alongside a broad team of property professionals and external specialists.

The role will involve identifying opportunities to enhance asset performance and long-term value, with exposure to initiatives spanning leasing, development, planning, refurbishment, rent reviews, lease renewals, re-gearing and investment strategy.

You'll have the opportunity to develop ideas, build business cases and work with stakeholders to turn those strategies into tangible outcomes.

Key responsibilities

  • Developing and implementing short, medium and long term asset management plans.
  • Identifying and delivering opportunities to enhance portfolio performance and value.
  • Leading asset management initiatives including lease renewals, rent reviews, re-gearing, lettings, refurbishment, development and planning.
  • Undertaking financial appraisals and assessing the commercial viability of opportunities.
  • Managing strategic relationships with occupiers, local authorities and other stakeholders.
  • Providing oversight of projects, risk and wider asset management initiatives.
  • Working closely with legal advisers, consultants and other professional teams.
  • Supporting the development and delivery of sustainability strategies.
  • Overseeing valuations and liaising with valuation specialists where required.
  • Coordinating the delivery of wider property management, financial management and reporting services.
  • Providing high quality reporting and contributing to the wider success of the investment and property management function.

About you

We're looking for an experienced Asset Manager or Investment Surveyor with a strong grounding in commercial property and a genuine interest in active asset management. You will ideally have experience across a range of value-add initiatives and be comfortable assessing opportunities, presenting recommendations to stakeholders and seeing projects through to completion.

You'll bring:

  • Strong commercial and financial awareness.
  • Experience undertaking financial appraisals.
  • Good knowledge of Landlord & Tenant legislation and commercial property.
  • Strong analytical and decision-making skills.
  • Excellent communication and relationship-building abilities.
  • The confidence to deal directly with sophisticated clients and senior stakeholders.
  • Experience delivering asset management initiatives such as leasing, refurbishment, development, planning or re-gearing.
  • The ability to coordinate internal teams, external advisers and service providers.
  • A collaborative and commercially minded approach.
  • An interest in sustainability and long-term value creation.

MRICS qualification and 5+ years' PQE would be advantageous, although relevant experience and a strong track record in asset management will be considered.
