About CoreProp

The CoreProp Group is an independent, RICS-regulated property business headquartered in Angel. Our business spans professional services, including valuations, advisory, investment sales and lease negotiations, alongside asset, property and facilities management for landlords and tenants. CoreProp manages £450m of prime Central London property and over GIV £1bn of tenant-operated office space across.

We are recruiting an Asset Manager / Property Manager to join our team. The role is suited to someone with 1-4 years of experience in property, ideally in a client-facing position, who intends to qualify as a Chartered Surveyor and build a career in commercial property and asset management. It is a client-facing role from the outset, so clear and confident communication matters as much as technical ability.

The Opportunity

We are looking for an Asset Manager to join our growing team, with nine additional buildings due to come under management, you will be actively involved in new instructions and have responsibility for a designated portfolio with appropriate supervision and support.

The role combines asset management with practical property and facilities management. The split may be as much as 50/50, so you should be equally comfortable reviewing lease opportunities and financial reporting as coordinating contractors, resolving building issues and managing day-to-day tenant requirements.

At its core, this role is about building strong relationships and taking ownership. You will need to manage a high workload while responding effectively to more demanding periods around vacancies and lettings.

Your Responsibilities

  • Build and maintain strong relationships with landlords, tenants and contractors.
  • Monitor asset performance and lease matters, identifying upcoming voids, lease re-gearing opportunities and capital expenditure requirements.
  • Prepare and present quarterly landlord reports, including financial information and updates on key asset management matters, with responsibility for your own buildings and client relationships as experience develops.
  • Carry out regular building inspections, checking condition, cleanliness and damage, and identifying issues early.
  • Work closely with our facilities management, maintenance and helpdesk teams to resolve issues promptly.
  • Coordinate day-to-day property matters, including contractors, access, keys, insurance and security.
  • Contribute practical, creative ideas to the ongoing development of our software platform and its asset management capabilities.
  • Service charge budgeting, expenditure monitoring and year-end reconciliations.
  • Rent collection, arrears monitoring and invoice approval.
  • Procurement and management of contractors for repairs, planned works and capital projects.
  • Building compliance, including fire safety, the Building Safety Act where applicable, asbestos, water hygiene and statutory inspections.

Candidate profile

  • 1-4 years of experience in property management, asset management, surveying or a related property role.
  • An excellent communicator, both written and verbal, who is comfortable picking up the phone, writing clearly to clients and handling difficult conversations professionally.
  • Confident dealing with clients, tenants and contractors, and able to build lasting working relationships.
  • Organised and commercially minded, with good numeracy and attention to detail.
  • An RICS-accredited property or real estate degree is preferred but not essential; applications from other relevant backgrounds are welcome.

Terms

  • Predominantly office and site-based, with remote working when appropriate.
  • Salary: TBC.
