Wates Smartspace is seeking an ambitious Assistant Building Services Manager to join our growing team. This is an exciting opportunity for someone at the early stages of their career who has gained experience within the Mechanical & Electrical (M&E) sector and is looking to develop their technical expertise, project knowledge and leadership skills with one of the UK's leading fit-out, refurbishment and construction businesses.
You'll work alongside experienced Building Services Managers and Project Teams, gaining exposure to a wide range of high-profile projects across commercial, workplace, education, healthcare and public sector environments. This role offers a clear pathway for progression and the opportunity to build a long-term career within a business that is committed to investing in its people.
The Role
As an Assistant Building Services Manager, you will support the successful delivery of mechanical and electrical services across a variety of projects, ensuring works are completed safely, efficiently and to the highest quality standards.
Working closely with project teams, consultants, subcontractors and clients, you'll contribute to the planning, coordination and management of building services installations from pre-construction through to completion and handover.

Key Responsibilities
Project Delivery
- Assist with the planning, coordination and delivery of mechanical and electrical packages.
- Support the Building Services Manager in managing subcontractors and specialist suppliers.
- Monitor progress against programme milestones and identify potential risks or delays.
- Attend site meetings and contribute to project delivery discussions.
- Support commissioning, testing and handover activities.
Technical Support
- Review M&E designs, drawings and specifications.
- Assist in resolving technical queries raised during construction.
- Coordinate with consultants and subcontractors to ensure design intent is achieved.
- Support the implementation of innovative and sustainable building services solutions.
- Ensure installations comply with relevant regulations, standards and project requirements.
Site Coordination
- Carry out site inspections and monitor quality of installations.
- Support health, safety and environmental compliance across all M&E activities.
- Assist in coordinating site logistics and sequencing of works.
- Ensure defects and snagging items are identified and closed out effectively.

Stakeholder Management
- Develop strong working relationships with project teams, clients, consultants and supply chain partners.
- Support client reporting and project updates.
- Contribute to collaborative working across all project stakeholders.
- Provide excellent customer service and maintain high professional standards.
