Position Overview
The Development Manager/ Assistant DM plays a key role in delivering real estate development projects from inception through completion. This position bridges the gap between development management and project execution, overseeing all phases of the project lifecycle — including feasibility, design coordination, planning, procurement, construction, and handover.
Working within the client/developer team, the Development Manager will collaborate with consultants, contractors, and internal stakeholders to ensure projects are delivered on time, within budget, and to the required quality standards. This role is ideal for an experienced client-side project manager, engineer, or construction professional seeking to broaden their exposure to the full development process.
Key Responsibilities
Project Planning & Feasibility
- Support the identification and evaluation of new development opportunities.
- Conduct site due diligence, feasibility studies, and risk assessments.
- Assist in the preparation of project pro formas, budgets, and financial analyses.
- Contribute to the development of business cases and project approval submissions.

Design & Approvals
- Coordinate and manage design consultants (architects, engineers, planners) through concept, schematic, and detailed design stages.
- Assist with planning, zoning, and permitting processes, ensuring compliance with local authority requirements.
- Facilitate value engineering and design reviews to achieve cost-effective, buildable, and high-quality outcomes.
Procurement & Financial Control
- Support tendering processes, including preparation of RFPs, bid evaluation, and contractor selection.
- Track and manage budgets, cash flows, and cost reports throughout the project lifecycle.
- Review progress claims, variations, and payment applications.
- Work closely with finance and legal teams to manage contracts and funding requirements.
Construction Management & Delivery
- Act as the client representative during construction, coordinating with contractors and consultants.
- Monitor site progress, quality, and safety standards, identifying and resolving issues proactively.
- Track key milestones and ensure alignment with overall project schedules.
- Participate in site meetings, progress reporting, and issue management.
Stakeholder Coordination & Reporting
- Maintain effective communication across internal teams, external partners, and investors.
- Prepare clear and concise project reports, presentations, and updates for management.
- Build strong relationships with local councils, authorities, and community stakeholders.
Project Completion & Handover
- Oversee project closeout, commissioning, and handover to operations or property management.
- Ensure all documentation, warranties, and as-built records are completed and filed.
- Assist in post-completion reviews to identify lessons learned and opportunities for improvement.

Qualifications & Experience
- Education: Bachelor’s degree in Engineering, Construction Management, Architecture, Property, or a related field.
- Experience: Minimum 1 year’s experience in project delivery within property development, construction, or infrastructure sectors — ideally in a client-side environment.
- Background as a Project Manager, Engineer, or Construction Manager transitioning into a broader development role is highly regarded.
- Exposure to planning, feasibility, and financial aspects of projects is advantageous.
Skills & Competencies
- Strong project management and organizational skills, with ability to manage multiple projects simultaneously.
- Good understanding of development processes, construction methodologies, and contract management.
- Financial and commercial awareness, including cost tracking and budgeting.
- Excellent communication, negotiation, and stakeholder management skills.
- Proactive problem-solving and analytical mindset.
- Proficiency in Microsoft Office, project management software (e.g., MS Project, Smartsheet, Asana), and general document control tools.
