Red Kite Community Housing is a tenant-led, not-for-profit, charitable housing association which owns and manages more than 6,600 homes within 15 miles of High Wycombe, in the south of Buckinghamshire. We have a turnover of over £47 million and a development programme to deliver 500 homes over the next five years. Our mission is to build a strong foundation for our tenants and communities around safe, warm and affordable homes, and their voices are important to ensure we remain truly tenant-led through everything we do.
Assistant Director of Property Operations
We are seeking an Assistant Director of Property Operations to lead the delivery of our day-to-day property services. Reporting to the Chief Operating Officer, this is a senior leadership role with responsibility for responsive repairs, voids, landlord compliance, disrepair, and damp and mould.
The successful candidate will be a visible and confident leader who can build on recent improvements in service performance while ensuring tenants receive safe, timely and effective services. You will lead the property operations team, manage our key contractor relationships and use performance data and tenant feedback to understand where services are working well and where further improvement is needed.

You will also help shape the future structure of the team, strengthen accountability and provide clear assurance on performance, compliance and customer outcomes to the Executive Team and Board.
Key Responsibilities
- Lead the delivery of responsive repairs, voids, planned work, disrepair resolution, and damp and mould services.
- Maintain strong oversight of landlord safety and statutory compliance, with clear processes for managing risk and providing assurance.
- Manage contractor relationships, holding partners to account for the quality, timeliness and value of the services they deliver.
- Use complaints, tenant feedback and performance information to identify recurring issues and improve service outcomes.
- Lead and develop the property operations team, setting clear expectations and building a culture of ownership and continuous improvement.
- Manage significant budgets, ensuring effective financial control and a balance between cost, quality and customer satisfaction.
- Work closely with colleagues across housing, customer services and asset strategy to deliver joined-up services for tenants.

Skills and Experience
In addition to the values and behaviours sought above, individuals should possess the following skills and experience:
- Significant experience of leading responsive repairs and void services within social housing.
- A strong track record of managing contractors, operational performance and substantial budgets.
- A sound understanding of landlord compliance, disrepair, damp and mould, and the regulatory expectations placed on housing providers.
- Experience of leading and developing managers, establishing accountability and improving service performance.
- The confidence to present performance, risks and assurance to senior leaders, committees and Boards.
- A commitment to tenant-led services and using customer insight to make practical improvements.
