The Role
Wandle is seeking an experienced property services leader to oversee responsive repairs, mechanical and electrical services, major works, planned investment, and damp and mould.

Founded in 1967, Wandle provides around 7,500 homes across south London. Its vision is to deliver “Homes to be proud of and services you can trust”, supported by a corporate strategy focused on Right Homes, Right Services and Right Support.

Key Responsibilities
- Provide strategic and operational leadership across the property function, supporting teams to deliver safe, reliable and high-quality services.
- Work as part of the senior management team.
- Ensure full compliance with relevant health and safety legislation and regulatory standards.
- Create a culture focused on quality, accountability and customer outcomes.
- Ensure Wandle has a clear understanding of the condition and performance of its homes.
- Use data, customer insight and cross-organisational intelligence to shape investment priorities, improve services and make the best use of available resources.
- Lead the effective management of contractors and supply chain partners delivering safety-critical and high-value services, ensuring strong performance, quality, value for money and positive outcomes for customers.

Key Priorities
- Lead repairs, M&E, major works, planned investment, damp and mould, and property compliance.
- Ensure services meet all relevant statutory, regulatory and health and safety requirements.
- Manage complex, high-value and safety-critical contracts.
- Use data, budgets and customer insight to inform investment and service decisions.
- Improve customer satisfaction, efficiency and value for money.
- Work across housing, customer experience, legal and strategic asset management.
- Lead organisational and cultural change.
- Develop teams by providing clarity, guidance and support.
- Work with customers through Wandle’s repairs customer panel and other engagement forums.
- Contribute as a collaborative member of the senior management team.
About You
- Strong experience in at least one major property discipline, such as repairs or planned investment, together with the breadth to lead the wider function.
- An inclusive people leader who can support teams through change, address performance issues fairly and build effective relationships with customers, colleagues and partners.
- Senior leadership experience in property services, housing asset management or a related field.
- Knowledge of repairs, investment, M&E, compliance or another core property area.
- Experience managing complex contracts and supply chain partners.
- A record of supporting structural, cultural or service change.
- Strong analytical, financial and communication skills.
- Experience working with customers, committees or boards.
- A relevant professional qualification such as CIH, RICS or CIOB, or equivalent experience.
