DEVELOPMENT DETAILS
Paddington Gardens is a Berkeley Homes development comprising 355 apartments across 4 blocks, situated alongside the Grand Union Canal in Paddington Basin, with a concierge service and canalside communal areas. Cafes and restaurants sit at ground floor level, and Paddington station is a short walk away, providing Elizabeth line, Underground and National Rail connections.
ROLE EXPECTATIONS
You will support the Estate Manager to keep the development running smoothly day to day, taking ownership when they are away. You’ll lead onsite teams, coordinate contractors, uphold safety and compliance, and ensure residents enjoy a consistently high standard of service and presentation.
What Success Looks Like
- Residents feel heard, informed and delighted with swift, practical resolutions to their requests.
- Onsite concierge and security teams are engaged, well-briefed and delivering five-star standards.
- Buildings, grounds and plant rooms are immaculate, safe and fully compliant at all times.
- Planned maintenance and contractor works are scheduled, monitored and completed to spec and on budget.
- Accurate records, permits and reports are maintained and deadlines are never missed.
- Issues are anticipated early and solved proactively with clear communication to stakeholders.
How You'll Spend Most Of Your Time
- Line managing concierge and security colleagues, including daily briefings, rota management, performance management and coaching.
- Coordinating contractors for cleaning, M&E, landscaping and lifecycle works, ensuring quality and value.
- Conducting regular site inspections, H&S checks and follow-ups to keep standards consistent.
- Handling resident queries and communications, from building updates to incident responses.
- Monitoring budgets, raising POs and supporting invoice approvals with accurate documentation.
- Overseeing permits to work, risk assessments and compliance records for audits and assurance.

Experience That Helps
- Managing sizeable onsite teams in residential, hotels or commercial settings.
- Managing contractors and service partners in a multi-building estate.
- Working knowledge of building systems, planned maintenance and compliance processes.
- Handling resident or customer service inquiries and delivering high satisfaction.
- Using property or facilities management systems to track tasks, works and budgets.
