The Opportunity

An established facilities management provider is seeking an experienced Assistant Estates Manager to support the delivery of engineering maintenance services across a large and complex healthcare estate in Birmingham.

This is a hands-on leadership role responsible for managing engineering teams, ensuring statutory compliance, coordinating planned and reactive maintenance activities, and maintaining critical building services within a live healthcare environment.

The successful candidate will play a key role in ensuring the estate remains safe, compliant, and fully operational while delivering a high-quality service across a 24/7 operation.

Key Responsibilities

  • Lead and support a team of engineering professionals across a busy healthcare estate.
  • Manage the delivery of planned preventative maintenance (PPM) and reactive maintenance activities.
  • Ensure compliance with statutory regulations, HTM guidance, health & safety legislation, and contractual requirements.
  • Monitor maintenance performance through CAFM systems and digital management tools.
  • Manage team rotas, annual leave requests, timesheets, and day-to-day personnel matters.
  • Respond to engineering incidents and service disruptions, acting as a first-line management escalation point.
  • Carry out audits, inspections, and quality checks on maintenance activities and subcontractor performance.
  • Ensure SLA and KPI targets are achieved across all engineering services.
  • Support budget management, stock control, and asset management activities.
  • Promote a strong safety culture and oversee compliance across all engineering operations.

About You

  • Strong electrical or mechanical engineering background.
  • Previous supervisory or management experience within a maintenance environment.
  • Recognised engineering qualifications (City & Guilds, NVQ, Apprenticeship or equivalent).
  • Experience managing maintenance teams, compliance, and contractor performance.
  • Strong understanding of planned and reactive maintenance delivery.
  • Knowledge of health & safety legislation and engineering compliance requirements.
  • Ability to lead teams within a demanding and fast-paced operational environment.

Desirable

  • Healthcare or NHS Estates experience.
  • Healthcare PFI experience.
  • Authorised Person (AP) Qualifications.
  • IOSH or NEBOSH certification.
  • HNC/HND or higher engineering qualification.
  • Experience working within highly regulated or mission-critical facilities.
