Role Overview

Working alongside the Senior Development Manager and Directors, the Assistant Project Manager coordinates end-to-end project delivery across the portfolio. The team assumes the internal client role across all developments, driving cross-departmental coordination, managing gateway programmes and ensuring schemes transition efficiently from pre-construction through to practical completion and sales handover.

Responsibilities

Milestone & Programme Tracking

  • Manage and update pre-start project trackers across stages M1 through to M15, convening regular progress meetings and tracking all associated actions.
  • Monitor interdepartmental programmes to ensure teams meet critical delivery timeframes.
  • Act as transitional project lead across key stage gates to maintain continuity between technical, commercial and construction teams.

Third-Party & Stakeholder Interfaces

  • Manage external relationships with neighbours, interested parties, managing agents and local community stakeholders.
  • Coordinate statutory and third-party legal mechanics, including party wall awards, oversail licences and boundary agreements.
  • Lead day-to-day liaison and delivery requirements with registered providers and housing associations.
  • Manage local authority notifications, street naming and numbering, and council tax triggers.

Sustainability & Technical Systems

  • Act as the direct conduit between internal teams and appointed sustainability consultants to integrate environmental benchmarks across all schemes.
  • Maintain and update group technical databases, housing catalogues and core specifications alongside the technical department.

  • Oversee the scheme completion process, compiling critical handover information systematically to prevent sales handover delays.
  • Coordinate Building Control approvals, Principal Designer sign-offs, latent defect warranties and compliance documentation.

Key Attributes & Experience

  • 2–4 years of experience within property development, client-side project management or development consultancy.
  • Working knowledge of residential development lifecycles, statutory approvals, warranty providers and building regulations.
  • Highly structured with the ability to manage multi-scheme trackers and keep cross-functional teams aligned to programme.
  • Relevant degree in Real Estate, Planning, Construction Management or a related discipline; progress towards MRICS, MCIOB or APM is advantageous.
