Assistant Property Manager - PBSA
Salary: £35,000 - £37,000 + bonus
Working Hours: 9:00am-6:00pm or 10:00am-7:00pm, Monday-Friday, with Saturday working on a rota
The Opportunity
A leading purpose-built student accommodation (PBSA) operator is looking for an experienced Assistant Property Manager to join their on-site team. Reporting to the Property Manager, you will play a key role in the day-to-day management of the property, supporting across resident experience, sales, occupancy, operations, compliance, maintenance, and team development. This is a hands-on role suited to someone with previous PBSA or residential property experience who is looking to take the next step in their career.
Key Responsibilities
Resident Experience
- Deliver an excellent level of customer service to students, prospective residents, contractors, and visitors.
- Act as a key point of contact for resident queries and complaints.
- Resolve issues quickly and effectively, escalating where required.
- Organise and promote resident events to build community and engagement.
- Support initiatives to improve resident satisfaction, reviews, and retention.
- Ensure residents receive clear and timely communications.
Sales & Occupancy
- Support the Property Manager with sales and leasing strategies to maximise occupancy.
- Conduct viewings and ensure the property is presented to a high standard.
- Manage enquiries professionally and efficiently.
- Build relationships with universities, language schools, and other key stakeholders.
- Monitor competitor activity and local market conditions.
- Support the move-in process and ensure a positive resident journey.
- Assist with arrears management and difficult account conversations.
- Maintain accurate records across property management systems.

Property Operations
- Support the Property Manager with the day-to-day running of the PBSA scheme.
- Assist with planned preventative and reactive maintenance.
- Monitor contractors and subcontractors.
- Conduct regular apartment and property inspections.
- Support the annual student turnaround process.
- Assist with operational budgets, invoice approvals, and financial administration.
- Support the production of reports and monitoring of key operational performance.
Compliance & Facilities
- Support the delivery of fire, health & safety, and statutory compliance requirements.
- Complete and record regular inspections and follow up on any actions.
- Monitor planned preventative and reactive maintenance.
- Work with the Property Manager and Facilities team to manage contractors.
- Identify opportunities for improved efficiency and cost savings.
- Maintain the presentation and overall appearance of the property.
- Report hazards, defects, and serious issues promptly.
Team Support
- Deputise for the Property Manager when required.
- Support the training, development, and mentoring of team members.
- Assist with recruitment and onboarding.
- Help manage team rotas and ensure appropriate building cover.
- Contribute to team meetings and improvements to operational processes.
- Promote a positive and collaborative team environment.

About You
The ideal candidate will have previous experience within PBSA, with a strong understanding of student accommodation operations and the resident journey. You will ideally have:
- Previous experience within PBSA or a similar residential property environment.
- Experience across property management, resident services, lettings, or operations.
- A strong customer service background.
- Experience working towards sales, occupancy, or commercial targets.
- Excellent communication and relationship-building skills.
- Strong organisational skills and attention to detail.
- A proactive, positive, and solutions-focused approach.
- The ability to work independently and as part of a wider team.
- Good IT skills, including Microsoft Office.
- The ability to handle confidential information professionally.
- Flexibility to work Saturdays as part of a rota.
Desirable
- Experience managing or mentoring junior team members.
- Experience using Yardi or similar property management software.
- A relevant property, facilities management, or health & safety qualification.
- Additional language skills alongside fluent English.
