Associate / Associate Director – Engineering Services Real Estate
Location: London-based
Turner & Townsend alinea is hiring an Associate / Associate Director to join our London-based Engineering Services Real Estate team, supporting some of the largest and most prestigious health projects across public and private sectors. This role involves working on real estate projects and masterplans, with opportunities to further your career in an exciting sector.
About the Role

Responsibilities
- Cost management & procurement: Lead feasibility estimates, cost planning, contract procurement, and tender documentation for projects.
- Technical & commercial leadership: Oversee tender evaluation, value engineering, and post-contract management, ensuring commercial awareness and fee generation.
- Conflict resolution: Resolve disputes and represent the organisation in negotiations.
- Team engagement & performance: Champion a safe, inclusive environment, ensure project scope clarity, and regulate service delivery towards excellence.
- Technical advisory: Solve complex MEP challenges, brief teams, and act as a subject-matter expert.
- Compliance & governance: Adherence to SOX controls (where applicable).

Requirements
✔ Qualifications & experience:
- A proven track record in delivering high-quality cost management/quantity surveying services in the MEP sector.
- Professionally qualified (RICS or equivalent).
- Degree or HNC in a construction/engineering discipline (preferable).
- Experience in MEP design, procurement and contract management for regional/national projects.
✔ Key skills:
- Ability to manage multiple projects simultaneously, ensuring deadlines and quality standards are met.
- Strong links to the MEP supply chain (tier 1+).
- Proficiency in cost management software (e.g., MEP-specific tools).
- Commercial astuteness with negotiation expertise.
- Health/Life Sciences sector preferrable (but experience in adjacent sectors welcomed).
