Associate – Commercial Real Estate Asset Management

A well-respected, high-growth financial services organisation based in Central London is looking for a highly motivated and commercially astute Associate – Commercial Real Estate Asset Management to join its growing Credit & Asset Management team.
This is a highly visible, client-facing role providing exposure to a sophisticated portfolio of UK and European commercial real estate loans.
The successful candidate will be responsible for the ongoing asset management and surveillance of a portfolio of structured CRE loans, working closely with borrowers, sponsors, lenders and other key stakeholders. The role will involve analysing property and loan performance, reviewing borrower requests, monitoring key loan events and providing detailed portfolio reporting.
You will gain exposure across a broad range of commercial real estate asset classes and financing structures, making this an excellent opportunity for someone looking to further develop their career within CRE debt and loan asset management.
Responsibilities
- Day-to-day asset management of a portfolio of commercial real estate loans, including regular communication with borrowers, sponsors, lenders and investors.
- Analyse property-level financial information, including operating performance, cash flows, rent rolls, budgets and valuations.
- Assess loan and property performance and prepare detailed asset management and credit reporting for lenders and investors.
- Review and process borrower requests, consents and other loan-related matters.
- Monitor loan-specific events, covenants, triggers and other key dates throughout the life of the loan.
- Liaise with sponsors and borrowers regarding property-level matters including capital expenditure programmes, leasing activity, construction progress and overall asset performance.
- Monitor changing market conditions and consider their potential impact on individual assets and loan performance.
- Prepare regular portfolio updates highlighting material issues, borrower discussions, upcoming events and areas requiring further attention.
- Work closely with senior members of the team on more complex loan and asset management matters.
- Support and mentor more junior members of the team where required.

These responsibilities reflect the underlying role, including borrower requests and consents, property and loan performance analysis, CapEx, leasing and construction monitoring, portfolio updates and monitoring loan-specific events and triggers.
The successful candidate must be capable of working independently, have strong commercial judgement and be comfortable managing multiple priorities within a fast-moving, client-focused environment.
Skills & Experience
- 5+ years' relevant commercial real estate finance experience, ideally gained within CRE loan asset management, portfolio management, credit, underwriting or loan servicing.
- Strong understanding of commercial real estate debt and the ongoing management of performing loans.
- Experience across major property sectors such as office, industrial/logistics, retail and multifamily/residential.
- Good understanding of CRE underwriting and credit principles.
- Strong knowledge of key CRE metrics including DSCR, debt yield, NOI/NCF, IRR and NPV.
- Exposure to a range of transactions including stabilised, transitional, development and repositioning assets would be beneficial.
- Understanding of more complex financing structures including syndicated loans, participations, senior/mezzanine debt, warehouse facilities or structured debt would be advantageous.
- Strong financial modelling and advanced Excel skills.
- Excellent written and verbal communication skills, with the confidence to interact with borrowers, sponsors and senior stakeholders.
- Strong organisational skills with the ability to work independently, manage multiple priorities and deliver to tight deadlines.

The experience requirements are based on the original specification, including 5+ years' relevant experience, major CRE property types, underwriting and servicing knowledge, CRE calculations, complex debt structures and financial modelling.
