Associate Director – Property Management

Role Overview

I’m currently looking to speak with a highly motivated and experienced Associate Director – Property Management to join a successful Large Complex Estates team, responsible for delivering best-in-class property management services across a portfolio of prestigious mixed-use assets.

Working closely with clients, occupiers, residents, facilities management teams and wider professional stakeholders, you’ll play a key role in the strategic and day-to-day management of complex estates comprising commercial, residential, retail, leisure and public realm environments.

You’ll be responsible for building and maintaining strong client and stakeholder relationships, driving operational excellence, overseeing financial performance and ensuring an exceptional experience for occupiers, residents and visitors across your portfolio.

A key aspect of the role will be acting as the lead relationship manager for a prominent regeneration landlord, providing an excellent platform to further develop your personal profile and take ownership of a high-profile client relationship.

The role carries significant responsibility for client relationship management, including the preparation and delivery of client reporting, leading PMA renewals, monitoring and reporting against key performance indicators and identifying opportunities to add value across the portfolio.

Key Responsibilities

Estate & Mixed-Use Leadership

  • Lead the strategic and day-to-day management of large-scale mixed-use estates incorporating residential, commercial, retail, leisure and public realm elements.
  • Coordinate estate-wide operational strategies to deliver a consistent and seamless experience across occupier, resident and visitor touchpoints.
  • Work closely with residential management teams to align service standards, communications, estate initiatives and operational delivery.
  • Balance the needs of multiple stakeholder groups, including commercial occupiers, residents, retailers, visitors, asset managers and local authorities.
  • Drive consistently high standards of property management and service delivery across the estate.
  • Lead and coordinate multidisciplinary teams across property management, facilities management, engineering and residential functions.

Client & Stakeholder Management

  • Act as the lead relationship manager for a key regeneration landlord, developing a strong, trusted and strategic client relationship.
  • Act as a trusted adviser to institutional clients, board members, estate directors and other senior stakeholders.
  • Build and maintain strong relationships with clients, occupiers, residents, suppliers and wider stakeholders.
  • Chair and lead estate management meetings involving multiple stakeholder groups and service partners.
  • Build productive relationships with local authorities, statutory bodies, transport providers and neighbouring developments.
  • Prepare and deliver high-quality client reports, ensuring clear communication of performance, key issues, risks and opportunities.
  • Lead PMA renewal processes and ensure contractual and service requirements are effectively managed.
  • Monitor and report performance against agreed KPIs, identifying areas for improvement and ensuring actions are followed through.
  • Identify opportunities to add value across the portfolio and proactively bring forward ideas and solutions for clients.

Residential & Community Engagement

  • Develop strong relationships with resident associations, RTM companies, residential management companies and key community stakeholders.
  • Support the resolution of complex estate-wide issues affecting both residential and commercial occupiers.
  • Lead initiatives designed to enhance resident satisfaction and create a strong sense of community across the estate.
  • Ensure estate operations take into account the differing requirements of residential and commercial environments.
  • Support effective communication and engagement with residents and community stakeholders.

Placemaking & Destination Management

  • Lead placemaking initiatives designed to enhance the estate’s reputation, vibrancy and long-term value.
  • Work collaboratively with marketing, events and asset management teams to deliver occupier and community engagement programmes.
  • Identify opportunities to improve the customer experience and support the continued evolution of the estate as a leading mixed-use destination.
  • Oversee the delivery and performance of estate events, activations and public realm initiatives.
  • Identify initiatives that improve the experience of occupiers, residents and visitors while supporting the long-term objectives of the estate.

Operational & Financial Performance

  • Drive operational excellence and consistently high standards across the portfolio.
  • Oversee financial performance and support effective management of budgets and expenditure.
  • Monitor performance against agreed objectives, KPIs and service standards.
  • Identify opportunities to improve efficiency, service quality and overall estate performance.
  • Support asset management strategies and identify opportunities to enhance long-term asset value.
  • Consider sustainability and environmental objectives within estate management and operational strategies.
  • Proactively identify risks, issues and opportunities, developing and implementing appropriate solutions.

  • A strong understanding of the interaction between commercial and residential property management disciplines.
  • A proven ability to manage senior client relationships and influence key stakeholders.
  • Experience delivering placemaking, occupier engagement and community-led initiatives.
  • Strong commercial acumen, with the ability to balance operational excellence with long-term asset value creation.
  • Experience acting as a senior or lead relationship manager for significant clients.
  • Strong experience preparing and delivering client reporting.
  • Experience managing or contributing to PMA renewals and monitoring contractual performance.
  • Experience working with KPIs and performance reporting, with the ability to identify trends, issues and opportunities.
  • Confidence leading multidisciplinary teams across property management, facilities management, engineering and residential functions.
  • Excellent communication and relationship-management skills, with the ability to operate confidently with senior stakeholders.
  • A proactive and solutions-focused approach, with the confidence to take ownership of complex issues.
  • Strong organisational skills and the ability to manage multiple priorities across a complex estate.
  • A genuine interest in placemaking, customer experience and creating long-term value for clients.
