Job Description

Turner & Townsend are looking for an Associate Director to join our Industrial & Logistics team to work on high-profile projects within our London Real Estate business.

The London Cost Management Industrial & Logistics team is a highly regarded sector team working on some of the largest and most prestigious logistics, manufacturing, distribution and industrial developments across the UK. The team has a diverse and varied workload, delivering projects ranging from smaller refurbishment and fit-out schemes through to major distribution centres, advanced manufacturing facilities, warehousing developments and complex industrial campuses. The Industrial & Logistics team forms part of our wider Real Estate business, providing candidates with opportunities to broaden their experience across complementary sectors and asset classes.

Job Objectives

Associate Directors lead commissions of varying sizes, depending upon the complexity of the project. Our Associate Cost Managers work on projects ranging from £1m to over £500m.

Main Purpose of Role

To perform the role of Associate Director, taking responsibility for end-to-end service delivery or acting as a key element of a wider project team on larger or more complex projects. To ensure that client objectives are met through the delivery of an effective cost management service from pre-contract through to project completion and handover.

Key Experience Requirements

  • Knowledge of and experience in the Industrial & Logistics sector, including warehousing, distribution, manufacturing, fulfilment centres and industrial developments.
  • Ability to lead clients through different stages of projects from feasibility through to completion.
  • Experience of working on projects delivered via Two-Stage tendering and other collaborative procurement routes.
  • Experience of working with JCT and NEC contracts.
  • Demonstrable experience of interfacing with key stakeholders and being client-facing in the role of Associate Cost Manager.
  • An understanding of the risks, challenges and opportunities associated with Industrial & Logistics developments, including programme certainty, supply chain engagement, automation requirements, sustainability targets and market demand.
  • Experience of producing monthly post-contract cost reports and presenting them to clients.
  • Experience of managing procurement processes, ensuring that all stages, including pre-qualification, enquiry, analysis, selection and contract preparation, are performed effectively.
  • Ability to effectively negotiate and agree final accounts.
  • Knowledge of contract administration, value engineering, whole-life costing and development viability.
  • Experience of using CostX or similar measurement software.

Key Accountabilities

  • Estimating and cost planning, including producing and presenting final cost plans.
  • Tendering and procurement, including managing the pre-qualification stage, producing tender lists, creating preliminaries, undertaking tender analysis, producing tender reports and compiling contractual documentation.
  • Managing post-contract cost variances and change control processes, escalating significant issues where appropriate.
  • Taking personal responsibility for cost assurance and valuations on larger projects, ensuring timely and accurate cost reporting and commercial control.
  • Producing monthly post-contract cost reports and presenting them to clients.
  • Providing input into value engineering and cost optimisation exercises.
  • Negotiating and agreeing final accounts.
  • Interfacing with clients, developers, occupiers, contractors and fellow consultants at all project stages.
  • Where appropriate, leading junior members of the cost management team, ensuring successful project delivery and supporting their professional development.

Qualifications

  • Batchelors degree or Masters in Quantity Surveying or equivalent
  • Accredited MRICS member
  • Experience managing high value and complex projects within a consultancy environment
  • Commercially aware with excellent negotiation, communication and organisational skills
  • Actively contributes and supports technical thought leadership and contributes to IP
