Associate Sales Director – Residential Sales

Location: Canary Wharf, London
Salary: £35,000–£50,000 per annum (depending on experience)
OTE: £100,000–£130,000+

As our Residential Sales Department enters its next phase of growth, we are seeking an ambitious Associate Sales Director to lead, develop and scale our residential sales operation across London.

Role Overview

Reporting directly to the Managing Director, the Associate Sales Director will take full operational responsibility for the Residential Sales Department.

This is a genuine leadership position where success will be measured by the overall performance of the department rather than individual sales production.

The successful candidate will build, mentor and develop a high-performing team, ensuring departmental targets are consistently achieved whilst continually improving market share, profitability, operational performance and exceptional customer service standards.

Whilst the Associate Sales Director will conduct market appraisals and personally win new instructions, their primary responsibility is to build, coach and lead a consistently high-performing sales department rather than personally generating departmental revenue.

This is not a traditional billing manager position. We are looking for a commercially minded leader who can build, direct, develop and inspire a high-performing sales department through accountability, coaching and strategic leadership.

The successful candidate will be expected to create a culture of accountability, continuous improvement and high performance, ensuring every member of the department is coached, developed and supported to achieve their full potential.

Experience using Reapit is highly desirable.

Key Responsibilities

  • Lead, develop and manage the Residential Sales Department.
  • Recruit, interview, onboard and develop a high-performing sales team.
  • Conduct structured weekly one-to-one meetings and monthly performance reviews with every team member.
  • Hold daily morning meetings, weekly pipeline reviews and departmental performance meetings.
  • Ensure monthly, quarterly and annual departmental revenue targets are achieved.
  • Secure or oversee the acquisition of a minimum of 48 new residential sales instructions per annum (minimum four per calendar month) through valuations, networking, business development and effective leadership of the department.
  • Ensure every instruction is launched to market within 48hours of receiving all required documentation unless otherwise agreed with the client.
  • Ensure every instruction is marketed to the highest possible standard, including professional photography, floorplans, EPCs, compelling property descriptions and maximum portal exposure.
  • Monitor all live stock and implement pricing strategies to maximise enquiry levels whilst reducing average days on market.
  • Review all significant offers and provide strategic negotiation guidance to maximise sale prices for clients.
  • Work closely with our panel of solicitors to maximise exchanges and completions.
  • Identify underperforming team members and implement structured coaching, training and performance improvement plans.
  • Analyse departmental performance and recommend improvements to pricing, marketing, systems and operational efficiency.
  • Manage departmental resources efficiently whilst maintaining profitability.
  • Develop relationships with investors, developers, introducers and strategic business partners.
  • Identify new business opportunities, referral partnerships and additional revenue streams.
  • Ensure all AML, Terms of Business, compliance documentation and Reapit records are completed accurately.
  • Maintain exceptional customer service throughout the sales journey.
  • Drive Google and Trustpilot review generation across the department.
  • Produce accurate weekly pipeline reports and monthly departmental forecasts for the Managing Director.
  • Maintain departmental pipeline forecasting within ±10% accuracy.
  • Present a monthly departmental performance report covering revenue, KPIs, pipeline, staffing and business development opportunities.
  • Continually identify opportunities to improve departmental performance, profitability and market share.

Performance Measures (KPIs)

  • Achievement of monthly, quarterly and annual departmental revenue targets.
  • Minimum 48 new residential sales instructions per annum (minimum four per calendar month).
  • Departmental instruction conversion rate.
  • Valuation-to-instruction conversion rate.
  • Average days from instruction to Sale Agreed.
  • Offer-to-exchange conversion rate.
  • Exchange-to-completion conversion rate.
  • Departmental pipeline forecasting maintained within ±10% accuracy.
  • Maintain or exceed the agreed average percentage of asking price achieved across completed sales.
  • Ensure new instructions are launched within agreed service standards.
  • Minimum 95% AML, compliance and CRM accuracy across the department.
  • Weekly documented one-to-one meetings completed with every team member.
  • Customer satisfaction and review generation targets achieved.
  • Team development, retention and succession planning.

Essential Skills & Experience

  • Minimum five years' experience within London residential estate agency.
  • Previous Sales Manager, Associate Director or Director-level experience.
  • Proven track record of winning residential sales instructions.
  • Strong leadership, coaching and people management skills.
  • Excellent valuation and pricing ability.
  • Commercially minded with strong analytical skills.
  • Excellent negotiation and communication skills.
  • Ability to recruit, motivate and develop high-performing teams.
  • Excellent organisational and time management skills.
  • Strong CRM experience, ideally Reapit.
  • Full UK driving licence preferred.
