Role Overview

The Midlands Sales team has firmly positioned itself as a market leader in new homes sales, marketing and development consultancy.

Following the team’s continued success and to support the business’s ambitious growth plans, we are delighted to offer an exciting opportunity for a driven, enthusiastic and experienced Sales Negotiator at Associate level to join our high-performing, fast-paced and friendly team based in our Birmingham office.

This team specialises in the sale of brand new and refurbished developments across Birmingham and the broader West Midlands region, fostering a positive culture and supportive work environment.

This role is an excellent entry point into a global real estate firm and offers the chance to start a career in residential real estate. You'll client facing position requires strong organisational and presentation skills, a commitment to delivering exceptional customer service, teamwork and a willingness to go the extra mile to succeed.

The role requires five days a week, including some Saturdays, with occasional Sunday or evening work for launches (with time off in lieu).

Key Responsibilities

The successful candidate will play an integral role in managing a portfolio of high-profile residential developments across a range of price points throughout the West Midlands. The portfolio is principally focused on Birmingham city centre and its affluent suburbs, with developments generally located within approximately one hour of the office.

Working closely with the Head of Team and wider colleagues, you will support all aspects of the sales process across a selection of prestigious new-build developments. Key responsibilities will include conducting viewings with prospective purchasers, managing buyer enquiries, negotiating and securing sales, maintaining strong client and customer relationships, and helping to develop and coordinate creative marketing initiatives that generate enquiries and drive sales performance.

A genuine passion for property, sales and negotiation is key. Ideally, you will have between three and five years’ experience within the estate agency sector. Previous new-homes experience would be advantageous but is not essential.

You'll need to:

  • Maintain an expert understanding of the local new-homes market, competing developments, pricing and buyer trends.
  • Develop detailed knowledge of Savills’ regional new-build portfolio and proactively cross-sell suitable developments.
  • Take day-to-day responsibility for allocated developments, supporting clients in achieving agreed sales, pricing and revenue targets.
  • Manage the complete sales process from enquiry and viewing through to negotiation, reservation, exchange and completion.
  • Conduct professional viewings across marketing suites, show homes, completed properties and off-plan developments.
  • Negotiate offers effectively, providing clients with clear, commercially informed recommendations.
  • Build strong relationships with clients, purchasers, solicitors, mortgage brokers and other professional stakeholders.
  • Attend client meetings and provide informed advice on pricing, sales strategy, buyer sentiment and market conditions.
  • Produce concise weekly reports covering enquiries, viewings, feedback, offers, sales progression and marketing activity.
  • Develop and coordinate creative marketing campaigns that generate enquiries and maintain sales momentum.
  • Proactively generate and nurture leads through applicant call-outs, email campaigns, database activity and networking.
  • Monitor sales progression and work with all parties to achieve exchange within the required 28-day timeframe.
  • Manage reservation process and Memorandum of Sale, ensuring all documentation is issued promptly and accurately.
  • Maintain accurate and comprehensive records within Reapit, including enquiries, viewings, offers and purchaser information.
  • Create and maintain high-quality listings, brochures, price lists and other development marketing materials.
  • Research and analyse comparable market evidence to support pricing recommendations and client advice.
  • Ensure all AML, compliance and health and safety requirements are completed in accordance with Savills procedures.
  • Prepare draft client invoices following exchange and completion.
  • Support and mentor junior colleagues, promoting consistently high standards across the team.
  • Contribute to market appraisals, pitches and new-business opportunities.
