Our client’s Capital Projects team is responsible for the planning and delivery of a diverse portfolio of capital investment projects across some of the UK's most prominent mixed-use, commercial, retail and residential assets. The team delivers projects that enhance asset performance, improve customer experience, support sustainability objectives and protect the long-term value of the portfolio.

Working as part of an integrated client team, the Appointee will manage the delivery of a range of capital expenditure (CapEx) projects across our client’s London and Regional portfolios. The role requires a commercially aware project leader who can manage multiple stakeholders, coordinate multidisciplinary teams and drive successful project outcomes from inception through to completion and operational handover.

The focus of the role is to deliver projects safely, to the required quality standards, on programme and within budget, while maintaining a strong customer focus and supporting our client’s wider strategic objectives.

The Appointee will work collaboratively with internal client teams, consultants, contractors and framework partners to ensure projects are planned and executed effectively.

This role would suit an established Associate Director, Senior Project Manager looking to step up, or an experienced client-side project professional seeking the opportunity to work within one of the UK's most diverse and high-profile property portfolios.

You’ll be responsible for:

  • Managing the delivery of capital projects across our client’s London and Regional portfolios, applying a consistent and robust project management approach.
  • Managing projects throughout the full project lifecycle, from business case and briefing through design, procurement, construction and handover.
  • Directing and coordinating multidisciplinary project teams to achieve programme, cost, quality and performance objectives.
  • Developing project briefs, project execution plans and delivery strategies aligned with established capital project processes and governance.
  • Building strong relationships with internal stakeholders, supply chain partners and external consultants to drive collaboration and successful outcomes.
  • Monitoring project performance, proactively identifying risks, issues and opportunities and implementing mitigation measures where required.
  • Supporting the achievement of financial, operational and sustainability objectives across the project portfolio.
  • Facilitating project team meetings and governance reviews, ensuring clear reporting and effective decision-making.
  • Managing interfaces between projects, business functions, customers and operational teams to minimise disruption and support successful delivery.
  • Supporting the transition of completed projects into operation through effective soft landings and stakeholder engagement.
  • Contributing to annual capital planning activities, programme forecasting and portfolio prioritisation.
  • Championing compliance with project controls, governance processes and digital reporting tools, including PDMS.
  • Promoting a positive health, safety, wellbeing and environmental culture across all projects.
  • Supporting the delivery of our client’s sustainability and Net Zero Carbon ambitions.
  • Providing project-related advice and technical support to colleagues across the organisation.
  • Actively contributing to innovation, continuous improvement and the development of more effective ways of working.
  • Acting as a trusted adviser to senior stakeholders, providing clear recommendations and informed decision-making support.

You’ll need to have:

  • Experience delivering construction, refurbishment, fit-out, asset enhancement or capital investment projects.
  • The ability to lead multidisciplinary teams and manage multiple stakeholders in a complex environment.
  • Strong commercial awareness, including cost, programme and risk management.
  • Excellent communication and relationship-building skills.
  • Experience working within consultancy, client-side, developer, contractor or corporate real estate environments.
  • A collaborative approach and the ability to influence and engage stakeholders at all levels.
  • Strong organisational skills and the ability to manage competing priorities.
  • A proactive and solution-focused mindset.
  • An understanding of project governance, reporting and assurance processes.
  • Commitment to health, safety, sustainability and continuous improvement.
  • Degree-qualified in a relevant discipline.
  • Membership of, or progress towards, a recognised professional body such as APM, RICS, CIOB or equivalent.
  • Experience working across commercial, mixed-use, retail, residential or operational property portfolios.
  • Familiarity with digital project reporting and project controls systems.
