Associate - UK Direct Team

An opportunity has arisen for an Associate to join the UK Direct team, working closely with the portfolio management team across a portfolio of pension fund and institutional client mandates. The successful candidate will gain broad, hands-on exposure to both asset management and transactions, supporting the delivery of business plans on live assets, the appraisal and execution of acquisitions and disposals, and the reporting that underpins client relationships.

This is a varied role suited to someone who wants exposure across the full range of asset management and transactional work rather than a narrow specialism. The Associate will work alongside senior asset managers on a mix of stabilised and development assets and will build direct relationships with occupiers, agents, and other third parties as part of that work.

Key Responsibilities

Asset Management

  • Support the ongoing asset management of a diversified portfolio of UK commercial property, helping to identify and implement business plan initiatives such as refurbishment, repositioning, lettings, lease restructures, and rent reviews.
  • Assist with the management of ongoing development and capital projects, tracking programme, cost, and leasing progress against business plan targets.
  • Help manage situations involving tenant or occupier distress, working with legal and other advisors to agree the right course of action. Support re-letting strategy where a tenant vacates early or a lease comes to an end, including working with agents on marketing and lease terms for the incoming tenant.
  • Build and maintain financial models and cash flows to support business plan decisions and track asset performance against budget.
  • Coordinate the documentation of new leases and lease variations with solicitors, ensuring terms are correctly and accurately reflected.
  • Liaise with managing agents, property managers, and other third-party advisors to ensure assets are managed efficiently and in line with client objectives.

Transactions

  • Help source potential acquisition opportunities through the team's agency network and other market contacts.
  • Support the appraisal of potential acquisitions, including initial due diligence, financial underwriting, and preparation of investment committee papers.
  • Build and maintain asset-level financial models, including IRR, equity waterfall, and scenario analysis, stress testing assumptions across a range of business plans and hold periods.
  • Carry out occupier, market, and lease covenant analysis, including re-letting risk, void assumptions, ERV progression, and capital expenditure requirements, to support underwriting decisions.
  • Help structure transactions appropriately to support optimal client returns.
  • Engage with external agents and advisors to gather market intelligence and validate underwriting assumptions.
  • Produce clear, well-presented written outputs, including investment committee papers, investment memoranda, and executive summaries, with a clear articulation of the investment thesis and key risks.
  • Assist with the disposal process for assets identified for sale as part of the wider portfolio strategy, whether that reflects a change in the outlook for an asset or a broader client decision, including preparing marketing information and coordinating with selling agents and legal advisors.
  • Help manage the transaction process through to completion, including coordination of due diligence, legal documentation, and internal approvals.

AI Integration and Analytical Innovation

  • Help embed AI tools into the team's day-to-day workflows, looking for opportunities to improve the speed, accuracy, and depth of analysis.
  • Support the use of AI-assisted approaches for tasks such as market research, comparable analysis, document review, and sensitivity modelling.
  • Stay curious about new analytical tools and data sources relevant to asset management and transactions, and share learning with the wider team.

Reporting and Client Management

  • Contribute to quarterly and ad hoc client reporting, including performance measurement, benchmarking, and portfolio commentary.
  • Support the preparation of investment committee papers and other client-facing materials.
  • Help prepare formal client communications where required, including incident reports and other matters requiring careful, considered drafting.
  • Attend client meetings and respond to client queries as they arise.

Team

  • Work closely with the wider UK Direct team across mandates, sharing knowledge, market intelligence, and best practice.
  • Build effective working relationships across CBRE Investment Management, including with the transactions, research, fund management, and ESG teams.

Education, Experience & Skills Required

  • A degree in Real Estate, Finance, Economics, or a related discipline. RICS qualification, or working towards one, is an advantage but not essential.
  • A minimum of 4 years of work experience in real estate asset management, transactions, or a related investment discipline. Candidates coming from a strong analyst background will also be considered.
  • Good understanding of financial modelling and valuation methodology, with strong Excel skills; familiarity with Argus is an advantage.
  • Sound judgement and the ability to interpret financial and market information to support decision making.
  • Strong written and verbal communication skills, including the ability to produce clear, well-organised reports and papers.
  • Well-organised and proactive, with the ability to manage multiple workstreams and deadlines at once.
  • A collaborative team player who is comfortable building relationships with colleagues, clients, and third parties at all levels.
