Awaab's Delivery Team Leader
Nuneaton & Bedworth Borough Council
We are seeking an experienced and dynamic leader to join our Assets & Compliance team as an Awaab's Delivery Team Leader.
This is a pivotal role responsible for leading the Council's response to damp, mould and housing condition issues, ensuring full compliance with Awaab's Law and delivering excellent outcomes for tenants.
This is an exciting opportunity for a housing, compliance, property services or asset management professional who is passionate about resident wellbeing, regulatory compliance and service improvement. As the Awaab's Delivery Team Leader, you will lead the operational delivery of the Council's approach to damp, mould and housing condition cases, ensuring statutory obligations are met and vulnerable residents are protected. You will manage the Repairs Hub and oversee the effective coordination of repair requests, customer enquiries, scheduling activities and service communications.

You will be responsible for leading a team that includes the Senior Responsive Repairs Officer, Assets Surveyors and Disrepair Officers, ensuring a proactive, customer-focused and compliant service is delivered at all times.
We are looking for someone who can:
- Lead the Council's response to Awaab's Law and associated regulatory requirements.
- Manage damp, mould and housing condition cases from identification through to resolution.
- Act as the Council's subject matter expert on damp and mould, advising senior leaders and operational teams.
- Ensure compliance with Housing Health and Safety Rating System (HHSRS) requirements and relevant legislation.
- Oversee contractor performance and ensure timely delivery of remedial works.
- Manage and reduce disrepair claims through proactive intervention and early resolution.
- Produce performance reports and support regulatory inspections, audits and engagement activities.
- Drive continuous service improvement by learning from complaints, disrepair cases and customer feedback.

We are looking for an inspirational leader who can balance operational delivery with strategic thinking.
Essential Requirements
- Experience managing or supporting a customer contact centre, repairs hub or service delivery environment.
- Experience in housing compliance, property services or asset management, particularly relating to damp and mould.
- Experience leading teams and/or managing contractors.
- Relevant Level 5 qualification in housing or building surveying, or willingness to work towards one.
- Strong knowledge of construction maintenance and building pathology.
- Knowledge of Awaab's Law, housing regulation and HHSRS.
- Excellent communication, leadership and organisational skills.
- Customer-focused approach with the ability to manage complex and sensitive situations.
