Scope Of The Role
The BIM Manager is responsible for the leadership, management, and delivery of BIM and Digital Construction activities across designated projects. The role serves as the primary point of accountability for BIM implementation, model-based delivery, digital engineering, and information management throughout the full project lifecycle.
The BIM Manager shall ensure that all BIM deliverables, digital workflows, and model-based construction activities are delivered in accordance with:
- Employer’s Information Requirements (EIR)
- Asset Information Requirements (AIR)
- Project BIM Execution Plan (BEP)
- Mercury BIM standards and governance procedures
- ISO 19650

The role also supports innovation through the implementation of Offsite Manufacturing (OSM), automation, emerging AI-enabled workflows, digital fabrication, and advanced surveying and digital setting-out technologies.
Key Responsibilities Of The Role
- Lead the implementation of BIM and Digital Construction strategies, acting as the primary BIM and digital engineering point of contact.
- Manage BIM teams, resource planning, capability assessments, training, and collaboration across design, construction, manufacturing, and subcontractor teams.
- Develop and maintain the BIM Execution Plan (BEP) and ensure compliance with ISO 19650, EIR, AIR, Mercury standards, and information delivery plans (MIDP, TIDP, MPDP).
- Oversee the Common Data Environment (CDE), document control processes, model coordination, drawing production, revisions, and data quality.
- Manage and coordinate 3D BIM models, MEP layouts, penetration drawings, support systems, containment detail, GA drawings, prefabrication deliverables, BOMs, procurement schedules, and 4D BIM outputs.
- Lead multidisciplinary BIM coordination, clash detection, constructability reviews, model workshops, and stakeholder engagement.
- Drive BIM-enabled Offsite Manufacturing (OSM), DfMA, modular construction, prefabrication, and digital fabrication initiatives.
- Support construction teams through model-based delivery, subcontractor coordination, installation verification, and maintenance of federated models.
- Manage surveying, laser scanning, reality capture, robotic total stations, digital setting-out technologies, site-print systems, and as-built data validation.
- Oversee asset information management, COBie deliverables, digital handover requirements, and alignment with EIR/AIR requirements.
- Implement automation and AI-assisted workflows for model validation, clash analysis, reporting, and process standardisation.
- Ensure QA/QC compliance, support EHS requirements, produce BIM performance reports, and communicate project risks, progress, and technical information to stakeholders.

Essential Criteria For The Role
- Minimum 5 years’ experience in a BIM Manager or Senior BIM role.
- Proven experience in:
- BIM delivery
- Digital Construction
- Offsite Manufacturing (OSM)
- Automation workflows
- Surveying and reality capture
- Digital setting out and site-printing technologies
- Strong understanding of:
- ISO 19650
- BIM Execution Planning
- Information management processes
- Model coordination and clash detection
- Advanced knowledge of BIM and Digital Construction software platforms.
- Strong leadership, organisational, and planning skills.
- Excellent problem-solving and decision-making abilities.
- Strong written and verbal communication skills.
- Proficient in Microsoft Office Suite.
- Ability to work independently and within multidisciplinary teams.
- Experience working on large-scale construction or mission-critical projects is preferred.
