Location: Westminster, London Salary: £37,000–£45,000 per annum, depending on experience Working hours: Monday to Friday 9am-6pm

The Role

We are looking for Block Manager to join a well-established property management team.

The ideal candidate will have at least two years of experience in property management, residential property management or a similar role and will be confident managing residential development.

The company Albion Estate LDN has been operating within the residential property sector for more than 10 years, providing sales, lettings and block management services. Over this time, it has developed a strong reputation for professional service, local expertise and long-standing client relationships.

This is an excellent opportunity for property professional to join a stable and growing business, take responsibility for their own portfolio and work closely with leaseholders, residents, contractors and property owners.

Key Responsibilities

  • You will be responsible for the day-to-day management of a portfolio of residential block including:
  • Managing residential building
  • Coordinating reactive repairs, general maintenance and planned works.
  • Carrying out regular site inspections and monitoring the condition of communal areas.
  • Preparing, reviewing and managing annual service charge budgets.
  • Obtaining contractor quotations and coordinating approved works.
  • Managing contractors and monitoring the quality and progress of works.
  • Assisting with Section 20 consultations and major works where required.
  • Ensuring buildings comply with relevant health and safety requirements.
  • Monitoring Fire Risk Assessments and ensuring required actions are followed up.
  • Ensuring statutory inspections, certificates and compliance requirements remain up to date.
  • Organising and attending AGMs, residents' meetings and other property-related meetings.
  • Maintaining regular communication with leaseholders, residents, freeholders and contractors.
  • Investigating and resolving property management issues and complaints.
  • Coordinating building insurance matters and assisting with insurance claims.
  • Maintaining accurate property, contractor and compliance records.
  • Providing a professional and responsive level of customer service.
  • Identifying potential risks or issues within the portfolio and ensuring appropriate action is taken.

The successful candidate should have:

  • A minimum of 2 years' experience in Block Management, Property Management or a closely related role.
  • Strong organisational skills and the ability to manage multiple properties and priorities simultaneously.
  • Excellent written and verbal communication skills.
  • Confidence communicating with leaseholders, residents, contractors and property owners.
  • Good problem-solving skills and the ability to deal with issues independently.
  • Strong attention to detail.
  • A good understanding of residential property management and compliance requirements.
  • Experience using property management systems and Microsoft Office.
  • The ability to work independently while also contributing effectively as part of a team.

What We Offer

  • Salary of £38,000–£45,000, depending on experience.
