Role Description
The Block Manager is responsible for the day-to-day management of residential blocks, including coordinating maintenance, overseeing health and safety compliance, and managing communal areas. This part-time, on-site role is located in Shoreham-By-Sea and involves regular property inspections, liaising with contractors, and responding to resident queries in a timely, professional manner.

Responsibilities:


Get help with your application

- Assist with budgeting for service charges
- Track expenditure
- Ensure accurate records are kept for each block
- Prepare basic reports
- Support communication with leaseholders
- Help to resolve operational issues as they arise
- Work closely with company leadership to ensure that service standards, legal requirements, and company policies are consistently met
Qualifications
- Experience in property or block management, facilities management, or a related field, with knowledge of residential building operations and communal area oversight.
- Strong organizational and time-management skills, including the ability to prioritize tasks, keep accurate records, and manage multiple blocks or responsibilities concurrently.
- Effective communication and interpersonal skills to interact with residents, leaseholders, contractors, and colleagues in a clear, respectful, and professional manner.
- Basic financial and administrative skills, such as understanding service charges, handling invoices, and maintaining documentation and reports.
- Awareness of health and safety practices in residential buildings and willingness to learn relevant regulations and compliance requirements.
- Proficiency with common office software (e.g., email, spreadsheets, word processing) and property management systems or databases is an advantage.
- Ability to work independently on-site, make sound decisions, and take a practical, problem-solving approach to issues within the blocks.
- Prior experience in UK residential property management and relevant qualifications (e.g., TPI or similar) are beneficial but not mandatory. We are also willing to support the right candidate through the relevant formal training to attain TPI membership.
