Business Development Manager – Bridging Finance
Location: Warrington
Reporting To: Head of Sales
Salary: Competitive Basic (Dependent Upon Experience)
Bonus: Uncapped Commission Structure
About Ascot Bridging Finance
Ascot Bridging Finance is a specialist property lender providing fast, flexible bridging finance solutions across England, Scotland and Wales.
We pride ourselves on delivering a common-sense approach to lending, backed by excellent service, quick decision-making and strong broker relationships.
Due to continued growth, we are seeking an experienced Business Development Manager to help expand our introducer network, develop strategic relationships and originate high-quality lending opportunities. This is an exciting opportunity to join a growing lender where your contribution will have a direct impact on the success and growth of the business.
The Role
As a Business Development Manager, you will be responsible for generating new business opportunities through the development of broker, introducer and professional relationships.
You will work closely with the Head of Sales, Underwriting Team and Operations Team to identify, structure and convert lending opportunities whilst delivering an exceptional customer experience throughout the process.
The successful candidate will already possess a strong understanding of the bridging finance market and will ideally have an established network of active broker relationships that can be developed further within the role.
You will be expected to represent Ascot Bridging Finance professionally within the market and become a trusted point of contact for brokers seeking specialist property finance solutions.
Key Responsibilities
Business Development
- Develop and maintain a portfolio of active broker and introducer relationships.
- Generate new lending opportunities across Ascot Bridging Finance's product range.
- Identify and onboard new broker relationships.
- Build and maintain a sustainable pipeline of lending opportunities.
- Achieve agreed lending and business development targets.
- Actively promote Ascot's products and lending proposition.
- Conduct regular broker meetings, presentations and relationship reviews.

Relationship Management
- Build strong relationships with mortgage brokers, specialist finance brokers, packagers and introducers.
- Become a trusted point of contact for brokers seeking lending solutions.
- Provide excellent service and responsiveness throughout the customer journey.
- Ensure relationships are maintained through regular contact and engagement.
- Identify opportunities to strengthen broker loyalty and increase repeat business.
Deal Origination & Structuring
- Review and assess new enquiries at an initial level.
- Assist brokers in structuring transactions to fit lending criteria.
- Work closely with underwriters to progress opportunities efficiently.
- Manage opportunities from initial enquiry through to completion.
- Maintain regular communication with brokers throughout the application process.
- Ensure opportunities introduced are aligned with company risk appetite and lending policy.
Market & Brand Development
- Represent Ascot Bridging Finance at industry events, networking functions and exhibitions.
- Increase awareness of the Ascot Bridging Finance brand within the intermediary market.
- Monitor competitor activity and market trends.
- Identify areas for growth and new business opportunities.
- Provide market feedback to assist with product development and proposition enhancement.
Internal Collaboration
- Work closely with Underwriting, Operations and Portfolio Management teams.
- Maintain accurate pipeline and CRM records.
- Produce activity reports and business forecasts.
- Contribute positively to company sales and growth objectives.
- Share market intelligence and broker feedback with management.
Essential Skills & Experience
- Minimum 1-2 years' experience within bridging finance, specialist property finance or development finance.
- Proven experience operating in a Business Development, Relationship Management or Sales role.
- Strong understanding of bridging finance products and lending structures.
- Experience building and maintaining professional broker relationships.
- Excellent communication, presentation and negotiation skills.
- Commercially aware and target driven.
- Strong organisational and time management skills.
- Ability to build trust and credibility with professional introducers.
- Full UK driving licence.

Highly Desirable
- Existing network of active mortgage, bridging finance, commercial finance and specialist finance broker relationships.
- Previous experience working for a bridging lender.
- Demonstrable track record of originating and completing lending opportunities.
- Strong understanding of development finance.
- Knowledge of commercial and buy-to-let lending markets.
- Existing relationships within the wider specialist property finance sector.
