Operations Manager – Build to Rent
West London/Wembley | £45,000–£58,000 + bonus | Private Healthcare, Pension & more
Own the operation. Shape the resident experience.
We're recruiting for a brand-new 200-apartment Build to Rent scheme and are looking for an experienced Operations Manager to take ownership from day one.
This isn't a traditional lettings role. You'll be the go-to person for residents, overseeing the day-to-day operation and helping shape how the scheme runs.
The role
You'll take ownership of:
- Resident experience, queries & complaints
- Building operations, inspections & compliance
- Maintenance, defects & contractors
- Move-ins, move-outs & apartment readiness
- Tenancy, property & compliance documentation
- Supporting lettings and rental activity
- Working with sales, maintenance and wider property teams
- Improving processes, systems and the resident offering

About you
We're looking for someone who gets BTR and understands what great resident service looks like.
You'll ideally have:
- BTR / residential operations experience
- Strong knowledge of the BTR resident journey
- Experience managing contractors, maintenance & defects
- Good understanding of compliance & H&S
- Excellent communication and problem-solving skills
- Strong organisational and admin skills
- A tech-savvy, forward-thinking approach
- The confidence to take ownership and make decisions
