Build Manager (Housebuilding)

Cognisant Search has been appointed by a privately owned residential developer to recruit a Build Manager to take overall responsibility for the delivery of a major, multi-phase residential development in Essex.

This is a senior delivery position with responsibility for driving the development through its key construction phases and ensuring homes are delivered safely, to programme, to budget and to the required quality standards.

The role would suit an experienced Build Manager, Construction Manager, Senior Construction Manager, Project Manager or Project Director with a strong background in residential construction.

We are particularly interested in candidates from housebuilding, but will also consider candidates from main contracting backgrounds with substantial experience delivering low-rise, traditional-build residential developments.

The Role

  • Take overall responsibility for the construction and delivery of a major multi-phase residential scheme.
  • Manage multiple phases and workstreams running concurrently
  • Drive delivery against programme, budget, build quality and key project targets
  • Coordinate Site Managers and wider construction teams to maintain progress across the development
  • Work closely with Technical, Commercial and other project teams to ensure the smooth delivery of each phase
  • Monitor build programmes, identify potential delays and take action to keep delivery on track
  • Drive programme recovery where issues or delays arise
  • Oversee sequencing, logistics, procurement and site operations
  • Identify construction risks early and take ownership of resolving them
  • Maintain high standards of health & safety and build quality throughout the development
  • Ensure construction activity is effectively planned and coordinated between phases
  • Provide clear progress updates and recommendations to the Managing Director
  • Take a proactive, hands-on approach to resolving problems and improving delivery

  • Housebuilding or contracting background
  • Comfortable working across multiple phases, sites and significant numbers of plots
  • Managing and coordinating Site Managers and construction teams
  • Working to demanding build programmes and delivery targets
  • Identifying and resolving construction and programme issues
  • Coordinating with Technical, Commercial and other project teams
  • Maintaining high standards of build quality and health & safety
  • Timber-frame construction

Most importantly, you will be someone who takes ownership of delivery. You will be comfortable working autonomously, making decisions and finding solutions to keep the development moving and programmes on track.
