Building Fabric Technician

Description

Join Bath Spa University's Estates team and help maintain a diverse portfolio of academic, residential, and historic buildings.

This varied hands-on role offers the opportunity to work across multiple trades, preserving and improving our estate while delivering an excellent environment for students, staff, and visitors.

About the Role

  • Deliver planned preventative and reactive maintenance across the University estate.
  • Carry out carpentry and joinery works, including repairs within listed and historic buildings.
  • Maintain and repair doors, ironmongery, locks, and access control systems.
  • Undertake roofing repairs and general building fabric maintenance.
  • Carry out repairs arising from condition surveys, risk assessments, and fire risk assessments.
  • Complete fire integrity audits, upgrades, and remediation works.
  • Perform decorating, plastering, tiling, brickwork, and other wet trade repairs.
  • Coordinate drainage and gulley maintenance activities.
  • Order materials, manage stock levels, and schedule repair works.
  • Monitor contractors and specialist trades working on site.
  • Liaise with building users to minimise disruption and communicate work progress.
  • Support building condition surveys and refurbishment projects.
  • Ensure all work is completed safely and in accordance with University policies and procedures.

About You

  • Recognised qualification in a building trade discipline, ideally gained through an apprenticeship.
  • Proven experience in building fabric maintenance and repair.
  • Competence across carpentry, joinery, and general building maintenance activities.
  • Ability to interpret building drawings and specifications.
  • Strong understanding of building regulations and statutory compliance requirements.
  • Ability to identify defects and recommend practical repair solutions.
  • Experience supervising contractors and monitoring work quality.
  • Good IT skills and ability to use mobile technology for work management.
  • Excellent communication and stakeholder engagement skills.
  • Proactive, solution-focused approach with strong organisational skills.
  • Experience working on listed buildings, educational estates, or similar complex environments would be advantageous.

Additional Information

  • Salary: Grade 6 - Starting from £33,951 rising to £37,694 per annum.
  • The salary range shows the potential maximum pay progression in addition to any annual inflationary increase to your pay. Please note that our default position is to appoint into the lower end of the range, unless there are exceptional circumstances.

Special Conditions for this role:

  • A Full Valid UK Driving License is required.
  • Ability to work across all Bath Spa University campuses.
  • Occasional travel may be required for training and business purposes.
  • Flexibility to work additional paid hours when operational requirements demand.
  • Participation in training and continuing professional development as required.
