Building Manager

We are currently recruiting on behalf of a niche property consultancy for a Building Manager to lead the on-site team at a large commercial asset in Central London.

About the Role

The main purpose of the role is supervising all aspects of the day-to-day running and maintenance of the property under your control and ensuring the immediate supervision of staff and contractors and ensuring the required standards are achieved and maintained at all times.

Key Responsibilities

  • Effective Communication and Customer Service: The Building Manager represents the client at the property and is required to exemplify high levels of professionalism, work ethic, and attention to detail.
  • Property Management and Compliance:
    • Ensure all client property management and compliance systems are up to date and used in line with process and policy.
    • Complete and upload onto the appropriate system, daily and monthly checklists within agreed timeframes; ensure any resultant work is actioned.
    • Ensure high standards of property presentation and customer service are achieved and maintained at all times.
    • In conjunction with the Facilities Lead, ensure best value is achieved for the client and occupiers by auditing contracts and performance, and identifying potential improvements.
  • Contractor Management:
    • Regularly engage with contractors and provide regular feedback to the line manager.
    • Ensure contractors carry out their work to a high standard and maintain site standards and escalate any contract management issues to the FM Lead in a timely manner.
    • Ensure and implement best practice while ensuring safe working practices are complied with at all times.
  • Audit and Communication:
    • Ensure all actions resulting from any audit are updated monthly to show progress, and are completed within agreed timeframes.
    • Ensure appropriate, clear communication (written and verbal) with occupiers, service partners, and all visitors to the property.
    • Attend occupier meetings and build excellent professional relationships with your occupiers.
  • Budget and Reconciliation:
    • Assist the Surveyor in preparing the annual service charge budget and subsequent annual reconciliation.
  • System Proficiency: Ability to use web-based portals, compliance tools, and general systems (client-led).
