Building Manager
Location: Birmingham
Salary: £36,000 GBP per year
Shift Pattern: Monday - Friday, 9:00am - 5:30pm
Role Overview
We are seeking an organized, proactive Building Manager to oversee the daily operations, maintenance, and resident experience across our property portfolio. The Building Manager will be responsible for ensuring the building is safe, well-maintained, compliant with regulations, and that residents receive a high level of service.
Key Responsibilities
- Manage day-to-day building operations, including daily inspections, coordinating maintenance and repairs, and overseeing cleaning and janitorial services.
- Respond promptly to resident inquiries, service requests, and complaints; maintain positive resident relations and ensure high standards of customer service.
- Coordinate and supervise contractors, tradespeople, and on-site staff; schedule and monitor work quality and completion.
- Ensure compliance with health and safety, fire safety, and building regulations; maintain accurate records of inspections, certificates, and risk assessments.
- Oversee asset and inventory management for building systems and supplies.
- Monitor utilities and building systems (e.g., HVAC, lifts, plumbing, electrical) and arrange preventative maintenance to minimize downtime.
- Manage emergency procedures and be available for out-of-hours incidents as required.
- Support budgeting and cost control by tracking maintenance costs, generating reports, and liaising with finance where needed.
- Prepare and deliver regular reports on building performance, maintenance activities, and resident issues to senior management.

Required Skills and Experience

- Proven experience in building, property, or facilities management, ideally in residential or multi-occupancy buildings.
- Strong knowledge of building systems, maintenance practices, and health & safety regulations.
- Excellent communication and customer service skills; ability to manage resident relations professionally and diplomatically.
- Strong organizational skills with the ability to manage multiple priorities and contractors.
- Ability to produce clear, accurate records and reports.
- Problem-solving mindset with the ability to respond effectively in emergency situations.
