Location: (Hull) Bransholme Health Centre, The Orchard Surgery, Wilberforce Health Centre & Elliot Chappell Health Centre
Hours: 40 per week, Monday to Friday 6:00am - 2:30pm, 30-minute lunch break
Hourly rate: Between £15.65 - £16.28 per hour (Dependent on skills and experience)
Bonus: Up to £2,400 per year, measurement based on personal and company performance
Role Overview
Reporting to the Facilities Manager, the Building Manager will cover 2 of our Hull based Health Centres and will have overall responsibility for maintenance, porterage, daytime spot cleaning and tenant coordination for the whole facility. The Building Manager will also ensure that all services are provided to a consistently high standard and assist the Facilities Management team in all areas required to meet the needs of both the business and the client. The Building Manager will need to work flexibly to meet the needs of the team.

Key Responsibilities
- General maintenance and repairs to building fabric and associated equipment as necessary
- Planned and reactive maintenance, supported where necessary by the mobile maintenance teams
- Identify, report and/or repair any faults or defects
- Supervision and induction of Subcontractors
- Provide support to the Facilities Manager as required
- Health & Safety duties; ensuring that the building is operated in a safe and legally compliant manner at all times
- Tenant liaison and coordination
- Health, Safety and Environmental watchdog
- Be a main key holder to Sewell properties
- Proactively use the Soft FM and Hard FM helpdesks to report issues, including missed bin collections, cleaning concerns, H&S risks, and maintenance tasks
- Undertake porterage and caretaking duties, including receiving tenant deliveries, additional litter picking, weeding, rubbish removal, and setting out furniture to agreed standards and timescales
- Provide support during first aid and emergency incidents, including medical emergencies, panic alarms, lift entrapments, and fire-related events, notifying emergency services when necessary
- Address minor H&S risks, such as spills, by placing warning cones or cordoning off areas
- Assist the ORM completing fire evacuation drills and closing out fire risk assessment actions

Requirements
As well as exhibiting our company behaviours of being Positive, Professional, Customer Focused, a Team Player and Doing the Right Thing, the successful candidates will have the following:
Essential:
- Full Driving Licence, valid in the UK and own transport
- A satisfactory Enhanced DBS check
- Have a positive and professional attitude
- Have a trade background or good practical core skills together with previous maintenance experience
- Be computer literate (Microsoft Office)
- Have a proactive attitude towards maintaining the facility at a world class quality level
- Hold excellent communications skills and the ability to liaise with Tenant Groups & subcontractors
- Possess good organisational skills with the ability to prioritise a variety of tasks
- Possess a positive approach to learning, development and progression
- Have a flexible outlook towards hours worked (some out of hours working may be required)
- Have working knowledge of current Health and Safety practice
