We’re recruiting exclusively for a Building Manager to oversee a portfolio of five commercial office buildings across Middlesbrough town centre.
This is a broad, hands-on facilities management role, ideally suited to someone with experience managing commercial buildings, occupiers, contractors and compliance, or an ambitious Assistant Facilities Manager ready to take the next step.
The portfolio includes a mix of modern and established multi-let office buildings, all located within walking distance of each other. You’ll take ownership of the day-to-day management of the landlord areas, ensuring the buildings remain safe, compliant, well maintained and professionally presented.
You’ll be responsible for:
- Managing contractors and service partners across hard and soft FM
- Overseeing health & safety, statutory compliance, RAMS and permit-to-work processes
- Ensuring high standards of building maintenance, presentation and day-to-day operations
- Coordinating planned and reactive maintenance activity
- Maintaining strong relationships with occupiers, clients and key stakeholders
- Supporting service charge management, budgets and invoice approvals
- Monitoring supplier performance and agreed KPIs
- Maintaining accurate building, tenant and compliance records
- Supporting emergency response and incident management where required
- Working closely with the wider property management team to ensure consistent standards across the portfolio

You’ll ideally bring:
- Experience within facilities or building management
- Good understanding of H&S and statutory compliance
- Experience managing contractors and service providers
- Confidence dealing with occupiers, clients and senior stakeholders
- Good awareness of hard services and building maintenance
- Strong organisational and administrative skills
- Commercial awareness and some exposure to budgets, invoices or service charges
- A proactive, visible and hands-on approach
