DEVELOPMENT DETAILS
You’ll lead operations at a high-end, 36-storey residential tower comprising 285 luxury apartments in the heart of the City. This is a polished, concierge-led environment with a residents’ club lounge, screening room, gym and secure parking, serving discerning homeowners and tenants who expect responsive, five-star service. With Moorgate, Barbican and Liverpool Street stations close by, you’ll manage a vibrant, fast-paced setting that blends premium hospitality with rigorous building operations.
ROLE EXPECTATIONS
You will take full ownership for the day-to-day running of the development, leading a multi-disciplinary on-site team to deliver exceptional resident service and building compliance. You’ll balance visible front-of-house leadership with behind-the-scenes oversight of H&S, contractors, budgets and preventative maintenance—always anticipating issues and elevating standards.

- The building operates safely, legally and efficiently, with immaculate communal areas and zero overdue compliance actions.

- Contractors deliver on SLAs and value for money, with transparent procurement and robust performance management.
- Maintenance is preventative, not reactive, with smart planning that minimises disruption and downtime.
- Budgets are accurate and controlled, with timely reporting and well-justified, cost-effective recommendations.

How You'll Spend Most Of Your Time
- Leading, coaching and mentoring your team to deliver exceptional standards and support them with career development.
- Owning health, safety and fire compliance, conducting checks, tracking actions and keeping records audit-ready.
- Managing contractors and planned maintenance, approving works, permits and quality assurance.
- Handling resident communications, updates and enquiries with speed, empathy and professionalism.
- Overseeing estate presentation, inspections and standards across all amenities and back-of-house areas.
- Monitoring budgets, raising POs, reconciling invoices and preparing clear operational reports.

Experience That Helps
- Leading on-site teams in a luxury residential tower, mixed-use building or five-star hotel environment.
- Managing complex H&S, fire safety and building systems, with confidence in interpreting current legislation.
- Overseeing major contractors, planned preventive maintenance and defect management.
- Delivering exceptional front-of-house service and resident experience across premium amenities.
- Budget management, service charge awareness and reporting in a property management context.
