Ashdown Phillips are looking for an experienced Facilities Manager to take responsibility for a multi-tenanted office building in Leeds. This is a hands-on, client-facing FM role where you’ll have genuine ownership of the building and will be trusted to manage day-to-day operations, contractors, budgets, and projects.
The Role
You’ll be responsible for the successful FM delivery of a prominent multi-tenanted office building, working closely with occupiers, contractors, and an overseas investment client.
The role offers a high level of autonomy, with 4 days a week on-site and 1 day of flexibility. This would suit someone who is confident working independently and taking ownership without needing to be closely managed.
Key Responsibilities
- Full FM responsibility for the building and day-to-day operational delivery
- Managing contractors and the wider supply chain
- Managing the service charge budget
- Overseeing outsourced cleaning and hosting contracts
- Managing planned and reactive maintenance
- Supporting and delivering major capex projects
- Managing client and occupier relationships
- Ensuring compliance with relevant UK legislation and property requirements
- Building a strong relationship with the client and becoming a trusted advisor
- Working closely with the on-site receptionist and wider occupier community

About You
We’re looking for someone with a strong FM background who is comfortable taking ownership of a building and dealing directly with senior stakeholders.
You’ll ideally have:
- Strong commercial/technical FM experience within a UK property environment
- Good knowledge of UK property law and compliance
- Experience managing contractors and supply chains
- Experience managing service charge budgets
- Project management experience
- Excellent client and occupier-facing communication skills
- The confidence to challenge and push back when required, while remaining diplomatic and solutions-focused
- A self-sufficient approach and the ability to work autonomously
- Experience within a multi-tenanted commercial office environment
