Building Manager
A fantastic opportunity has arisen for an experienced Building Manager to join a well-established property business, overseeing a portfolio of commercial assets across the Warrington and Bolton area.
This is a hands-on role for someone who takes pride in the buildings they manage and enjoys being visible, approachable and proactive. You’ll be responsible for ensuring the buildings are well maintained, compliant and presented to a high standard, whilst developing strong relationships with occupiers, contractors and other stakeholders.
The role will suit someone who is confident taking ownership, can spot issues before they become problems and enjoys finding practical solutions rather than simply reacting when something goes wrong.
Key Responsibilities
- Taking day-to-day responsibility for the management and smooth operation of a portfolio of commercial properties
- Building positive relationships with occupiers and acting as a key point of contact
- Managing contractors and service partners, ensuring works and services are delivered to the required standards
- Overseeing planned and reactive maintenance and ensuring issues are dealt with promptly
- Monitoring health & safety, statutory compliance and building-related documentation
- Supporting service charge budgeting and monitoring expenditure
- Carrying out regular inspections and ensuring the buildings are maintained and presented to a high standard
- Coordinating contractors, repairs, projects and improvement works
- Responding to occupier queries and resolving issues professionally and efficiently
- Working closely with internal teams and stakeholders to continually improve the buildings and occupier experience

Requirements
The ideal candidate will have previous experience in a Building Manager, Facilities Manager, Property Manager or similar role within a commercial property environment.

You’ll need to be proactive, organised and commercially aware, with the confidence to communicate effectively with a wide range of people. Strong contractor management skills are important, as is the ability to build genuine relationships with occupiers and provide a high level of customer service.
Most importantly, they’re looking for someone who takes ownership. Someone who doesn’t wait to be told there’s a problem, but walks the building, understands what is happening on site and takes action to keep everything running smoothly.

Working Hours: 8-6pm
Salary: up to £40,000
