Are you an experienced Building Manager looking to take ownership of a prestigious multi-tenanted commercial office building in Manchester?

We are seeking a proactive and customer-focused Building Manager to oversee the day-to-day operational management of a high-quality office asset, ensuring the highest standards of service delivery, compliance, and tenant satisfaction.

THE ROLE...

Reporting into the Senior Property Manager, you will be responsible for the smooth operation of the building, managing contractors, maintaining statutory compliance, and delivering an exceptional experience for occupiers.

YOUR KEY RESPONSIBILITIES...

  • Day-to-day management of a multi-tenanted commercial office building.
  • Managing all hard and soft service contracts, ensuring high standards of performance and value for money.
  • Service charge budget management, including monitoring expenditure, forecasting, and financial reporting.
  • Ensuring full statutory compliance across all areas including health & safety, fire safety, and building maintenance.
  • Managing planned preventative maintenance (PPM) programmes and reactive works.
  • Conducting regular contractor audits and performance reviews.
  • Building strong relationships with tenants, clients, and service partners.
  • Supporting health & safety initiatives, risk assessments, and compliance documentation.
  • Identifying opportunities to improve building performance, sustainability, and occupier experience.

ABOUT YOU...

  • Previous experience managing a multi-tenanted commercial office building.
  • Strong contract management experience across hard and soft services.
  • Experience managing service charge budgets.
  • Excellent knowledge of statutory compliance and health & safety legislation.
  • IOSH qualification (essential).
  • NEBOSH qualification (desirable).
  • Previous experience working for a managing agent (desirable).
  • Excellent communication and stakeholder management skills.
  • A proactive, organised, and customer-focused approach.
