Building Manager – Liverpool City Centre

Ardan Recruitment is exclusively partnering with a leading commercial property company to find a Building Manager to run a prominent 136,000 sq ft commercial building in the heart of Liverpool’s city centre. The building is a well-established, high-profile address with a diverse occupier base. You’ll have full operational ownership of the asset and the autonomy to run it your way.

The role

  • Take day-to-day operational responsibility for the building, working to health and safety, environmental and company standards.
  • Prepare, control and monitor a £1.4m service charge budget with the Senior Facilities Manager, and produce management reports.
  • Lead on health and safety compliance: audits, evacuations, emergency plans, risk and insurance compliance, and an annual crisis management review.
  • Oversee the planned maintenance programme and manage contractors and service providers to the agreed standard.
  • Build strong relationships with occupiers and attend tenant meetings.
  • Line manage and develop an on-site team of 2-3, including appraisals and objective setting.
  • Support procurement and contract compilation, and maintain site records such as the asset register and plant testing.

  • Proven experience managing a commercial property or a portfolio, including line management and service agreements.
  • Strong technical knowledge of premises management.
  • Good working knowledge of health and safety legislation and environmental requirements.
  • IOSH qualified. IWFM is desirable.
  • Degree-level education or equivalent.
  • Comfortable with industry FM and property IT systems.
  • Excellent customer service and communication skills.
  • Able to use your own initiative and stay calm under pressure.
