THE ROLE

The Building Manager is responsible for the day-to-day operational management of a multi-let office building, ensuring a safe, compliant, clean, and well-maintained environment for tenants, visitors, and contractors.

KEY RESPONSIBILITIES

Building Operations

  • Oversee the day-to-day operation and maintenance of the building
  • Maintain high standards across common areas, plant rooms and external spaces
  • Monitor key building systems including HVAC, lighting, lifts, fire, security and access control
  • Coordinate PPM and reactive maintenance
  • Support the onsite engineer with M&E activities, fault finding and maintenance within the limits of their qualifications and competence

Health, Safety & Compliance

  • Ensure compliance with health and safety legislation and company policies
  • Manage statutory inspections, compliance records and building inspections
  • Oversee emergency procedures, fire drills and incident reporting
  • Ensure contractors follow site safety and permit-to-work procedures

Contractor Management

  • Appoint, supervise and monitor contractors and service providers
  • Ensure works are completed to the required standard and all certifications are provided

Tenant Relations

  • Act as the main point of contact for tenants regarding building operations
  • Build strong occupier relationships and respond promptly to enquiries
  • Coordinate tenant fit-outs, moves, alterations and planned maintenance communications

Financial Management

  • Assist with service charge budgets and monitor expenditure
  • Review contractor invoices and identify cost-saving opportunities

Security & Sustainability

  • Oversee CCTV, access control, key management and security procedures
  • Support energy efficiency, recycling and wider sustainability initiatives

Administration

  • Maintain accurate maintenance, compliance and operational records
  • Keep asset registers, maintenance logs and building manuals up to date
  • Produce regular building performance and management reports

QUALIFICATIONS

Electrical qualification or recognised electrical engineering background (essential):

  • City & Guilds, NVQ Level 3, or equivalent qualification in Electrical Installation / Electrical Engineering
  • 18th Edition Wiring Regulations (BS 7671) – current qualification/certification essential
  • Relevant electrical inspection, testing or maintenance experience within a commercial building environment

IOSH Managing Safely (essential)

NEBOSH General Certificate (desirable)

Membership of IWFM or similar professional body (desirable)

First Aid and Fire Marshal training (desirable)

SKILLS & EXPERIENCE

  • Experience managing commercial or multi-let office buildings
  • Strong knowledge of building services and facilities management
  • Understanding of UK health and safety legislation and compliance requirements
  • Excellent organisational and problem-solving skills
  • Strong communication and customer service skills
  • Experience managing contractors and service providers
  • Proficient in Microsoft Office and facilities management software
